Rajadamri Road links the two central business districts of Bangrak and Sra Pathum and is flanked by the prestigious Royal Bangkok Sports Club. The view across the sports club remains one the most highly sought aspects for residential property in Bangkok. To the north of Rajadamri is the leading destination for upscale shopping malls and boutiques, notably Gayson Plaza, Central World, Peninsula Plaza and Siam Paragon. Toward the south is Lumpini Park, which again ensures a rolling expanse of protected green and lake views for Rajadamri residents, with southerly elevations. A further concentration of office buildings, superb restaurants, wine bars and fine boutiques are clustered on the southern fringe within a network of 'sois' (side streets), most notably Soi Sarasin, linking Rajadamri and Wireless roads.
Among the five-star hotels concentrated on Rajadamri is the long-established Grand Hyatt Erawan Hotel, with the adjacent and internationally respected Erawan shrine - devoted to the Hindu god Brahma - at the corner of Ploenchit and Rajadamri roads. The Erawan shrine attracts visitors from across the world on a daily basis. A hundred yards further up the road from the Grand Hyatt Erawan Hotel is the Four Seasons Hotel Bangkok, adjacent to the Rajadamri BTS SkyTrain Station. The newly opened St Regis Hotel complements the line-up of leading international Rajadamri hotels. The Residences at The St Regis Bangkok, also completed in late 2011, is considered to be Bangkok's best new award-winning residential development, encompassing only 53 residences and penthouses and 220 hotel rooms and suites. The hotel and residences benefit from a direct link to the Rajadamri BTS Station.
Residential developments on Rajadamri Road often command a premium over and above other desirable locations in the city and this trend is expected to continue due to the unique combination of diversions which the district provides.
The area attracts buyers of all nationalities, although high net worth Thais still form the largest buying demographic. Rajadamri Road has a very high proportion of leasehold properties, as major land tracts are owned by the Crown Property Bureau. This has led to most new developments being made available on a leasehold basis. However, the sales performance continues to be the best in the market.
Sales of three- to four-bedroom apartments achieve up to US$3 million, with penthouses up to US$10 million.
Surin Beach is relatively undeveloped and has more of a Thai coastal village atmosphere than many of the other beaches in the rapidly developing southern Thai island of Phuket. Surin is located on the preferred northwest island elevation and is home to a group of select luxury resorts and villas.
The beach's location off Phuket's main West Coast Road ensures the utmost privacy at all times. Daily direct flights from Hong Kong take three and a half hours to reach the island, and there are numerous domestic flights from Bangkok under an hour away. Notable hotels in Surin include the Amanpuri, Twinpalms and The Chedi. The Amanpuri Resort is located on a peninsula overlooking the Andaman Sea, and comprises 40 pavilions set above the white-sand beach, and 30 sea view villa residences with five-star hotel services. Twinpalms Phuket, with its own private beach, is host to a world-class spa and wine cellar, and offers a variety of rooms, the most exclusive of which is the 488-sq m Presidential Penthouse. The Chedi is located in secluded Pansea Bay, with 108 thatched cottages nestled in the hillside and on the beach.
Historically, UK and US buyers were the mainstay of the luxury Phuket market. However, new demographics have emerged, with Hong Kong, India and Russia now representing regular buying groups. Villa sales in Phuket vary from US$1 million to US$3 million in the most heavily traded range, reaching US$8 million to US$12 million at the premium end.
