In a quiet and panoramic position not far from a small hamlet in the municipality of Monte Santa Maria Tiberina, restored stone farmhouse with garden and pool, currently run as a B&B.
Easily reached via the municipal road network, the farmhouse is provided with all the necessary services a short distance away (1km; 2’) and allows, thanks to its location at the border between Umbria and Tuscany, visiting several towns and cities in both regions: Monterchi (3km; 5’), the medieval towns of Monte Santa Maria Tiberina (10km; 25’) and Anghiari (13km; 15’), the Roman Città di Castello (17km; 20’), Sansepolcro (18km; 25’) and Arezzo (31km; 35’).
The most useful airports to reach the property are Perugia Sant’Egidio (68km; 55’), Firenze Peretola (124km; 1h 30’), Pisa Galilei (185km; 2h 10’), Roma Ciampino (256km; 2h 40’) and Roma Fiumicino (271km; 2h 45’).

DESCRIPTION OF THE BUILDINGS
The farmhouse (305 sqm – 3,282 sqft) is split into three independent apartments:
- Apartment N°1, laid out onto two floors:
- Ground floor: kitchen/living room
- First floor: bedroom with bathroom.
- Apartment N°2, laid out onto three floors:
- Basement: entrance, bedroom and bathroom;
- Ground floor: kitchen, dining room with fireplace, living room;
- First floor: bedroom and bathroom.
- Apartment N°3, laid out onto two floors:
- Ground floor: kitchen with dining room and living room;
- First floor: master bedroom with en-suite bathroom, two bedrooms and bathroom.
It is always possible to bring the building back into a single unit to use it as a private residence.

The pool is fitted with an underground control room. A technical room (35 sqm) is built fully underground and offers enough space for a few vehicles.

STATE AND FINISHES
The building has been carefully and masterfully restored to bring it back to its original shape and look. The external stone walls have been cleaned and valorized, as well as the entire outdoor stone paving. The inside have been refined and recovered too and the typical traits of the building have been entirely preserved: wooden beams, brick-built arches, stone fireplaces and stone paving.

EXTERNAL AREA
The farmhouse is fitted with 7,455 sqm of land. The garden is decorated by stone walkways, flowerbed with lavender and decorative plants, oaks, centuries-old olive trees and birches. Not far from the farmhouse is located the 10 x 5 m salt-water swimming pool with stone-paved solarium.
A brick and wood pergola hosts a summer kitchen with BBQ and a table, perfectly suitable for al fresco dining with guests and friends. Other pergolas (wooden and/or metal) are located throughout the property.
