The villa is located in the pinewood of Roccamare, a residential area hosting many villas built between the 1960s and 1970s. The property is located not far from the beach and the seaside.
If you want to visit other centers of Tuscany instead, there is plenty of choice: Castiglione della Pescaia (5km; 10’), Punta Ala (18km; 20’) where one can rent boats for the Tuscan Archipelago, Scarlino (18km 20’), Follonica (19km; 25’), Grosseto (29km; 35’), the archaeological sites of Vetulonia (29km; 35’) and Roselle (30km; 30’).
The most convenient airports to reach the location are Grosseto Baccarini (28km; 30’), Roma Fiumicino (196km; 2h 20’), Perugia Sant’Egidio (207km; 2h 35’) and Roma Ciampino (216km; 2h 20’).

DESCRIPTION OF THE BUILDING
The villa (250 sqm – 2,690 sqft) is laid out onto two floors organized as follows:
- Basement: laundry room, closet, two bedrooms/ironing rooms and closet;
- Ground floor: entrance on ample living room with dining area, kitchen with pantry and four bedrooms with en-suite bathroom.

STATE AND FINISHES
Deep inside the pinewood of Roccamare, the villa boast a modern look which does not disrupt the natural context it is located in. Outside walls are made out of stone, with pillars supporting the portico and a small internal courtyard with oven.
The interiors are bright, thanks to the coupling of white paint and ample sliding windows allowing the light to enter and reach every room. Fixtures (made out of wood) and flooring are white too.

EXTERNAL AREA
The villa is surrounded by a convenient 5,500 sqm garden, partially paved in stone around the building. Green areas are well-cared for, dotted by the typical maritime pines, and are decorated with hedges and paved walkways.
Just outside the house there are a portico, ideal for dining, and a patio with fireplace, almost like the courtyard of the old villas.
A series of canopies, placed not far from the villa, offer a nice covering for cars and vehicles.
