The property, while retired and very quiet, is located not far from a town providing all the services (7km; 10’) and allows quickly reaching all the most famous cities of Tuscany in less than two hours (Monteriggioni, Siena, San Gimignano, Florence, Pisa, Montepulciano, Pienza, Lucca…).
The closest airport is in Florence (60km; 1h 10’) but the terminals in Pisa, Perugia, Bologna and Rome are equally convenient.

DESCRIPTION OF THE BUILDINGS
The farmhouse N°1 (360 sqm – 3,874 sqft) is currently inhabited by the owners and is laid over two floors organized as follows:
- Ground floor: living room, studio, kitchen, laundry, garage, boiler / technical room;
- First floor: living room, wardrobe, bathroom and master bedroom with en-suite bathroom.
The building could be easily converted to have more rooms for the guests and by reworking the internal layout one could easily create more bedrooms.

The country hotel (490 sqm – 5,272 sqft) is laid over two floors as well and includes a reception for the guests and seven bedrooms with private bathrooms.

The farmhouse N°2 (330 sqm – 3,551 sqft) is laid over two floors and offers, on the ground floor, ample rooms currently used as storages and warehouses. On the upper floor there are a professional kitchen, a guest bathroom and a few restaurant halls.

Finally, we find a dressing room for the pool (30 sqm – 323 sqft) with bathroom.

STATE AND FINISHES
The buildings have been restored to preserve their rustic charm intact. Being a country hotel, however, the property is also equipped with modern comforts and systems have been updated to improve energy consumption and provide the guests with the best experience possible.

Typical features one can still see are the terracotta floors, wooden beams (both natural and painted ones) and the stone walls, which have been cleaned and restored with non-invasive methods. Internal walls are all painted in natural and soft colors that blend with the rustic style of the building and allow light to enter and brighten the rooms.

EXTERIORS
Outside, the property covers a total surface of roughly 6.0 hectares. A short distance from the farmhouses, in a very panoramic position, one can find the 11 × 5 m Infinity swimming pool, surrounded by a nice terracotta sunbathing area and decorated with lavender on the side overlooking the valley.
From the garden of the property one can enjoy a stunning view over the Chianti Hills, dotted with country houses and covered in vineyards and olive groves. A suggestive medieval hamlet is located not far from the property and is well visible from both the garden and the country houses. The pergolas around the buildings are the perfect places for al fresco dinners or just to relax outdoor.
To the south, the property includes a small vineyard (1.3 ha) with Merlot vines which can be used to produce an excellent SuperTuscan IGT wine.
