Property Description

In the heart of Umbria, in the municipality of Deruta, a few kilometres from Perugia, we propose a property of rare historical and cultural value, unique in the national and international real estate panorama. Ideal for an extraordinary private residence as well as a commercial investment: spectacular boutique hotel or exceptional stage for events. The Castle of Castelleone has been completely restored, is well maintained and furnished with authentic pieces and is located in one of the most extraordinary regions of Italy.

The philological restoration lasted 2 years and was completed in 2008, allowing the complete recovery of the Castle. The careful and important work to bring the systems up to standard, for structural consolidation, restoration of the works of art and original furnishings belonging to the medieval, renaissance, neo-gothic and even nineteenth-century periods, make it unique among historic homes worldwide. Throughout history, the Castle of Castelleone has hosted illustrious figures such as Galileo Galilei and Gabriele D'Annunzio, who stopped here and wrote a praise of Castelleone's olive oil.

The castle is located on the Deruta mountain range, which divides the Tiber valley from the Foligno and Spoleto valleys, where there are villages, ruins of ancient fiefdoms and castles, among which Castelleone stands out from the other houses and villages in the valley. It can be reached by following a privileged road that, since the 19th century, has easily connected it with the Perugian territory.

It is an important historical, artistic and architectural monument dating from the 12th to the 19th century, with a surface area of 2,000 square metres, surrounded by 8,500 square metres of parkland with a rectangular swimming pool "of the four seasons", 12.5 metres long and 6 metres wide, equipped with an 8-square metre Jacuzzi with thermal water.

On the ground floor there are 11 large reception rooms and halls (the largest is 100 square metres), long corridors, numerous landings and stairwells. The main floor houses 7 double suites, each with a small sitting room, large bathroom with whirlpool baths and showers, aromatherapy, chromotherapy, ozone therapy and Turkish bath. The rooms have access to a large 60-square-metre panoramic terrace overlooking the ancient cloister.

The fortress also has flats on two floors and a further 4 double bedrooms with private bathrooms.

In the Longobard Tower there are 4 more bedrooms (3 doubles and 1 single) on four levels connected by a spiral staircase. From here there is access to the panoramic terrace of the castle. In the Foresteria del Castello there are 2 rooms, one with three beds and one single. There are a total of 18 bathrooms and a total of 33 beds for adults and 14 beds for children. All the suites and rooms have independent bathrooms with hydromassage baths and showers, Turkish bath, aromatherapy and chromotherapy. In addition, all the suites and rooms, as well as most of the reception halls and lounges, are equipped with HD televisions and permanent Internet connection with the "wave system", a "wifi" system throughout the complex.

The castle also has three fully equipped kitchens, one on the ground floor, one on the first floor and one on the second floor.

Connected to the castle's large kitchen, a large portico, which can be closed off with sliding shatterproof glass windows, leads to the covered halls of the cloister which, in turn, connect with the Longobard Tower and its rooms.

One of the halls leads to the Belvedere Tower, from which there is a 360° panorama of the Middle Tiber Valley, Perugia, Deruta, Monte Peglia towards Tuscany, Todi, the Martani Mountains and Old Perugia.

The Castle is served by nine entrances, three of which are from the park, one from the internal courtyard, one directly on the main facade, three from the internal village on Via della Libertà and on the alley of the Olive Tree. The property is truly unique.

Deruta is a municipality of just over 9 thousand inhabitants in the province of Perugia, famous for the production of artistic ceramics. Situated on a hill, it is 15 kilometres from Perugia and 150 from Rome.

It is one of the most beautiful villages in Italy. The name originates as a variant of 'Diruta', that is 'ruined', in reference to the escape of the Perugians from their city set on fire by Octavian in 40 BC. The inhabitants of the destroyed city settled on the hill of today's Deruta, which took the name 'old Perugia'. All around, Deruta is caressed by the gentle Umbrian landscape of olive trees, meadows, holm oak and chestnut forests.

The Umbrian city is known as the home of ceramics and artistic majolica, with the renowned Museo della Ceramica (Museum of Ceramics) housing precious pieces of local historical and artistic craftsmanship.
