The property is well placed for access to all the facilities in central St Andrews. The town has a good range of shops, hotels, restaurants and supermarkets, a cinema and the Byre Theatre. The Scores, which is the cliff top street which leads to the West Sands Beach, runs parallel.

St Andrews is renowned worldwide as "the home of golf". There are now seven golf courses at St Andrews including the Old Course, host to the Open Championship in 2022. St Andrews has several primary schools and state secondary schooling at Madras College and private co-educational schooling at St Leonards. Dundee High School is within easy reach.

Beyond St Andrews is the East Neuk of Fife with its spectacular coastline which boasts fishing villages built around picturesque harbours and sandy unspoilt beaches. Edinburgh Airport, with its range of domestic and international flights, is 50 miles away.

Description

60 North Street is a period terraced house with a symmetrical, cream painted front. Despite its smart exterior it is believed to have originally been used as a dairy when the house was built in the early 1800s.

The accommodation is arranged over three floors. A vestibule leads to a central corridor with the study and dining room on either side. The study has a tiled fireplace with solid fuel stove and a library area to the rear which has bookshelves on three sides and a deep cupboard. Adjoining the dining room is a family room which connects to a kitchen in the extension behind.

A rear hall has a glazed door to the garden and further deep cupboards. Stairs lead up to the first floor landing. There is a fully tiled bathroom at mezzanine level. The drawing room is on the first floor and has a tiled fireplace with wooden mantel and recessed shelves. Also on this floor is the principal bedroom which has extensive built in wardrobes; bedroom 2 and a shower room.

There are two further bedrooms on the top floor, both with coombed ceilings and dormer windows. These also have built in cupboards.

Outside

To the rear of the house is a south facing walled garden. Adjoining the kitchen is a brick built open store and a former laundry used as a garden store.

There is a paved terrace in front of the outbuildings. Steps lead up to a private area of lawn at the bottom of the garden.

Planning
The Albany Hotel, 56 - 58 North Street, obtained planning permission to square off their extension to the rear. Fife Council Ref: 16/04244/FULL. There may be potential to reconfigure and extend the back of 60 North Street by upgrading the existing kitchen and bathroom extensions, subject to obtaining the necessary local authority consents.
