Location

Located to the east of the historic Borders town of Hawick, Bucklands House is set in a private and peaceful countryside location.

Hawick is centrally located for all the Scottish Borders market towns, and only 45 miles from Edinburgh. The town is well situated with good transport links: the terminus of the Scottish Borders Railway is 20 miles north, while both mainline train services and Newcastle Airport are 52 miles to the southeast.

The town, famous for its textile industry which dates back centuries, with its connection to cashmere production still very much alive today, offers a wide range of services including supermarkets, hotels, restaurants, professional services and a primary and secondary school. The town is an integral part of the Cashmere Trail and is the major remaining centre for that industry in the Borders. In addition, the town hosts a number of spectacular events throughout the year, including the world famous Common Riding.

The Borders area is well known for its range of outdoor activities. The River Tweed and its tributaries are internationally famed for the quality of their salmon and sea trout fishing. Numerous local golf courses, including the recently renovated Roxburghe Championship Course near Kelso, cater for golf enthusiasts. The area also has plenty of walking trails and cycling routes for those wanting to keep fit.

Description

Bucklands House is a substantial bungalow of about 2100 sq ft situated in an elevated plot in the Scottish Borders countryside. The house has bright and spacious accommodation with four bedrooms on the east side of the house and two generous reception rooms to the west. Situated centrally is a welcoming hallway accessed from the main car parking area where there is a vestibule with two sets of double doors.

The sitting room faces south and has a squared bay window which allows light to flood the room but also frames good views over the surrounding countryside. It has a wood burning stove and links with the garden room which is fully glazed, facing both south and west, with the west bank of windows / doors being bi-folding.

The kitchen is double aspect and fitted with a range of base units with an integrated sink. There is an electric cooker, with oven, grill and hob and there is plumbing for a dishwasher. The kitchen is large enough for a breakfast table, but also adjacent to a generously sized dining room. Beyond the kitchen is a double garage, back vestibule and boiler room.

To the west side of the house are four bedrooms. The principal bedroom has a bank of built in wardrobes and a south facing bay window as well as an en suite bathroom. There are three further bedrooms with views over various parts of the garden which share a centrally located bathroom.

Bucklands House sits in an elevated position in a mature plot. Immediately surrounding the house are large areas of lawn and a driveway / parking area, next to the double garage. The garden is secured by post and rail fencing making it a secure space. A path from either side of the house links round to the front of the house to the south facing lawn, which basks in sun for much of the day. Immediately beyond the garden are mature, lightly wooded areas which provide both shelter for the house and a home for a variety of wildlife. The east half of the plot is a wilder area of ground which could be put to a variety of uses.

Directions

Take the A68 North and once crossed the Border take the A6088 through Bonchester Bridge and follow to Hawick. You will meet the A698 where you should turn right (not left into Hawick). Follow the road for about 400 metres and turn left over the river. Once crossed the river turn left and follow this road for about 1 km and turn right at the gate lodge. Follow the private road, keeping left. Bucklands house is at the end of the drive.
