This old restored water mill is located in a small village just outside Caprese Michelangelo, in the Tuscan countryside. The building (141 sqm) has been restored and expanded and currently features two bedrooms and two bathrooms. Just a short distance from the mill is an outbuilding that could be converted into a guesthouse. Beyond the stream is a 400-sqm clearing where one could create a peaceful garden. The house is sold fully furnished.
A convenient and well-stocked supermarket is located just 50 m from the house, while for other basic services it’s just a matter of reaching Caprese Michelangelo (2km; 5’). The most notable centers of Tuscany can be reached in less than two hours by car (Anghiari, Sansepolcro, Florence, Cortona, Siena…).

DESCRIPTION OF THE BUILDINGS
The water mill (141 sqm – 1,517 sqft) is laid over three floors, all accessed directly from outside. On the upper floor are the spacious kitchen, featuring handmade chestnut cabinetry, with dining area and a living room with a working fireplace, two bedrooms and a shared bathroom in between them. On the intermediate floor is a generous living area connected to an office space with private bathroom (potentially usable as a third bedroom). On the lowest floor, set into the ground on three sides and opening onto a spacious terrace overlooking the stream, is a big room that was in the past the milling room, nowadays converted into a hall with the original stone floor.

This beautifully preserved historic mill was featured in the book “I Mulini di Caprese” by noted historian Vincenzo Desiderio.
The three millstones in the large room on the intermediate level, still in optimum condition, were used to grind chestnut, corn and wheat. The mill continued to operate well into the 1950s, serving as a focal point in the life of the small village. A wooden grain bin, a large scale for weighing the grains, and other equipment used in the operation of the mill have been preserved and are included in the sale of the property.

The mill has been renovated by the current owners who bought it in 2005, without however altering its unique features. The following year the building was expanded by adding the studio, a second full bathroom and a laundry nook with a clothes washer and dryer on the intermediate floor. In 2014 the roof has been renovated, replacing the old tiles. All the windows have then been replaced in 2006 with new double-glazed fixtures for better insulation. Finally, in 2018, a new boiler has been installed in the house.

Just a few steps from the mill is a two-story outbuilding (46 sqm – 495 sqft) used as a garage and tool room. The building has electric, gas and water already in place and could be easily adapted into a cozy living space. The roof has been totally remade in 2010.

EXTERIORS
The garden around the mill covers a surface of approximately 945 sqm and is crossed by paved walkways connecting the levels of the building. The old wooden railings and balustrades have been replaced with metal ones that ensure improved safety when moving around. The lower terrace, right in front of the old cellar, has been paved and equipped with a lighting system and a hand-sculpted water basin with an operating water tap. Terraces on the intermediate and top levels provide additional outdoor seating and dining areas.
The entrance to the property is closed by an automated gate with remote control, installed together with the neighbors.

Beyond the stream, easily crossed on foot, is another plot of land (roughly 400 sqm). By building a simple wooden bridge (whose feasibility needs to be checked with the competent authorities) one could create a private and very quiet garden to enjoy the peaceful nature of Tuscany. The trees around the clearing would also offer shade on the hot summer days.
