This 149.0-hectare wine estate is laid over the rolling Chianti Hills, midway between Florence and Siena. Two restored country houses are used as an Agriturismo (7 bedrooms) and feature a 12 × 5 m pool in the garden. The 30.2-hectare vineyard (25.7 ha Chianti Classico DOCG + 4.5 ha Toscana IGT) can produce up to 200,000 bottles of wine per year thanks to the modern cellar. It would be possible to expand the vineyard by using the existing arable plots.
The art cities of Tuscany can all be reached in just one hour by car (Florence, Siena, Montepulciano, Pienza, Montalcino, San Gimignano…), while the closest airports are in Florence (45’) and Pisa (1h 20’).

DESCRIPTION OF THE BUILDINGS
The country house (304 sqm – 3,271 sqft, 3 bedrooms and 2 bathrooms) is laid over two floors. On the ground floor, next to a few storages, are the entrance room of the house, a generous dining room with fireplace, equipped kitchen, the first bedroom and a bathroom. With a staircase one can reach the first floor that includes a huge living room with fireplace, a TV room, two bedrooms and a bathroom.
The building has been recently restored to convert it into an accommodation unit and while working t was decided to keep a mix of original elements (such as the charming vaulted ceilings on the lower floor) and modern finishes ensuring utmost comfort to the guests.

The barn (167 sqm – 1,797 sqft, 4 bedrooms and 3 bathrooms) is laid over two floors as well and is located right next to the country house. On the lower floor are a dining room, a living room with satellite TV, an equipped kitchen, two bedrooms and a bathroom. On the upper level are two bedrooms with private bathroom. As for the country house, the barn has been recently restored and still features the original wooden beams. Floors have been covered in ceramic in the living areas and bathrooms, while the bedrooms sport parquet flooring.

The old brick furnace (351 sqm – 3,777 sqft, 4 bedrooms and 4 bathrooms), restored but in builder’s finish, could be completed to create more rooms for the guests. On the ground floor there would be a living area with kitchen, sitting room with portico, bathroom and dining room. On the upper floor, the sleeping area would include two bedrooms with private bathroom and two bedrooms with a shared bathroom. In the basement one can still admire the old furnace room, nowadays converted into a cellar.

The wine cellar (703 sqm – 7,564 sqft) includes winemaking rooms, the ageing cellar, a storage room for the finished products and a warehouse for agricultural vehicles. Right next to the cellar is an outbuilding used as a canteen for the staff (26 sqm – 279 sqft).

EXTERIORS
The estate covers, in its entirety, approximately 149.0 hectares. Backbones of the business are the huge vineyard (roughly 30.2 ha, mostly Chianti Classico DOCG) and the olive grove (4.6 ha) that produce excellent wines and a very appreciated extra-virgin olive oil.
Huge plots of arable land (26.7 ha) fall entirely in the Chianti Classico region and could be used to plant new vineyards, thus increasing the production and the income of the estate.
The remaining surfaces are covered for the most part in coppice woodland (roughly 80.4 ha) that can be easily cut thanks to a series of roads and paths that make it very easy to reach every point of the estate. All the remaining land (7.1 ha) is covered in roads, unused land and plots unsuitable for farming.
