This restored farmhouse is located just outside the medieval town of Cortona, on the border between Tuscany and Umbria. The building (250 sqm) is on two floors and houses three bedrooms and four bathrooms, as well as beautiful living areas. Outside, the property covers an area of about 4,200 sqm with garden, 7 × 4 m swimming pool, covered dining areas scattered around the farmhouse and an old cellar (20 sqm) to be rebuilt if necessary.
The nearest services are about 1 km away, but everything you need is available in the center of Cortona (4km; 5'). However, the art cities of Tuscany are just over an hour away at most (Montepulciano, Arezzo, Pienza, Siena, Florence, San Gimignano...). Lake Trasimeno is about 15 minutes away by car.

DESCRIPTION OF THE BUILDING, STATE AND FINISHES
The farmhouse (250 sqm – 2,690 sqft, 3 bedrooms and 4 bathrooms) is on two floors, accessible both independently from the outside and from the inside by stairs in the living room. On the ground floor there are three entrances that lead in order to the kitchen on the left side, the dining room in the middle and the large living room with fireplace on the right. From the living room there is also access to the guest bathroom, located at the corner of the house, right next to the boiler room. Also from the living room, a staircase leads up to the first floor. From the landing, one can enter the first two bedrooms and the shared bathroom. On the opposite side is another spacious living room with a fireplace, bathroom and direct access from the outside via a staircase on the facade. From the living room, a door opens into the master bedroom with en-suite bathroom.

Next to the farmhouse is a small outbuilding (20 sqm – 215 sqft) formerly used as a wine cellar. Only three walls remain of the building, and the area is currently used as a paved outdoor dining area. However, it would be possible to rebuild the outbuilding and even convert it into a small studio apartment if needed.

EXTERIORS
The farmhouse is surrounded by 4,200 sqm of well-kept garden with hedges, stone walls and decorative plants. An important detail, the property is fully fenced so as to ensure privacy and security even against potential animals. In an elevated position above the old cellar is the 7 × 4 m swimming pool with a stone-paved solarium. Next to the old cellar is also an equipped BBQ area and a pergola covered with creepers that also serves as a shaded area for outdoor dining.
In front of the farmhouse, at the end of the private access road, is a large gravel yard that is used for parking cars safely within the property.
