French Riviera real estate demand ‘up 60% year-on-year’

One luxury international property buyers’ agent has had its busiest year for over a decade for French Riviera real estate.
Home Hunts says enquiries into luxury property on the French Riviera rose 60% year-on-year in 2015, as overseas buyers took advantage of the reduced property prices, favourable currency pairings and lower mortgage rates.
Director, Tim Swannie, says, “The luxury property market on the French Riviera has really boomed in 2015. Although we saw activity start to increase in 2014, this year the market has transformed and it has been the busiest we have seen since starting the company back in 2004.”
Riviera property is always in high demand. The fact that land is restricted by planning laws means that only a handful of properties in the most sought-after areas are available, keeping demand high. Mr Swannie says popular destinations include:
“The pretty medieval village of Mougins is a 15-minute drive from Cannes and is renowned for its excellent gastronomic restaurants, international school and its own version of Silicon Valley. It is one of the most popular towns outside Cannes to be visited by the global elite during the Cannes Film Festival, along with high quality cuisine. This village offers top class boutiques, leisure facilities (such as a prestigious golf club and equestrian centre) and several five-star spas.”
“From quaint little fishing port to glamorous and upmarket Mediterranean resort, Saint Tropez has evolved over the years into one of the most sought-after locations for prime real estate. With a small, exclusive population of 4,500, almost two-thirds of houses here are holiday homes and some of the most coveted property on the French Riviera.
“Along with vibrancy and glamour, it also provides remarkable views of the stunning coastline, the Maures mountains and surrounding countryside, and offers beautifully-designed properties with sea views and waterside locations. Saint Tropez is famous the world over for its spectacular beaches, and Plage de Pampelonne in Ramatuelle is one of the most desirable and popular property hotspots in Saint Tropez.”
“Vence is a wonderful medieval hilltop town in the hills behind Nice with an exceptionally mild micro climate which is one of the reasons so many artists have been drawn to the area over the years. Henri Matisse, Chagall, Carzou, D.H Lawrence and many others have all called Vence home over the years.
Vence and the surrounding villages of St. Paul de Vence, La Colle sur Loup and Tourrettes sur Loup offer some of the best views on the entire French Riviera. If you take the time to walk around the old town of Vence you will see some wonderful examples of architecture from many periods dating back as far as the 11th century. The area is very popular with overseas buyers today, not only because of the views and the climate but the area has a vibrant atmosphere all year round, wonderful restaurants and amenities and it is very well placed to access to the coast and Nice airport.”
“Close to Monaco with incredible views, Villefranche-sur-Mer and Saint-Jean-Cap-Ferrat have also attracted a large share of enquiries and sales in 2014. The bay of Villefranche has been voted the most beautiful bay in Europe. Villefranche sur Mer is situated near Nice, right in the heart of the most beautiful and rich part of the Côte d’Azur. This small village dates all the way back to 130 BC. The calm and picturesque town boasts luxury French Riviera properties, beautiful parks and gardens, breath-taking Mediterranean views and an intimate ambiance, and is one of the most exclusive destinations on the Cote D’Azur.”
