Newlands is located in an idyllic countryside location between Balerno and Kirknewton and is surrounded by open landscapes and the Pentland Hills to the south. Newlands itself is a relatively new neighbourhood with houses first being built in the 1990s. The property is situated off a quiet public road about 3 miles west of Balerno, a thriving Edinburgh suburb on the edge of Edinburgh's greenbelt.

Newlands' proximity to Scotland's capital is an obvious attraction, being a mere 12 miles from the city centre, and it is exceptionally well placed for the western outskirts of the city and airport. For those needing access to the north and west the location is ideal, with access on to the M8 and to the Queensferry Crossing both in close proximity. There are park and ride facilities at Hermiston for Edinburgh city centre. Kirknewton Has a train station (2 miles) which has services to both Glasgow and Edinburgh.

Local amenities including both primary and secondary schooling can be found in Balerno and Kirknewton, with a major shopping centre about 10 miles away at The Gyle. Merchiston Castle and George Watson's College are all within easy reach and there is a school bus service for George Watson's pupils from the end of the access road.
