On the hills of Umbria, in a very quiet and panoramic position, restored farmhouse with swimming pool and outbuildings. The house (430 sqm), in excellent condition, features a mix of original and modern finishes and accommodates 5 bedrooms as well as beautiful living areas. The guesthouse (85 sqm) is smaller and more modern, with 3 bedrooms. The property covers 89 hectares of land that include a garden with a 12 × 5 m swimming pool, woods and 450 olive trees.
Facilities are available in the village down the valley (9 km; 15') and the medieval town of Gubbio is just 30' drive away. Other renowned centers in Umbria (Città di Castello, Umbertide, Perugia, Assisi, Todi...) are all less than an hour and a half drive away.

DESCRIPTION OF THE BUILDINGS
The farmhouse (430 sqm – 4,627 sqft, 5 bedrooms and 3 bathrooms) is laid over two floors, both accessible directly from the in- and outside. On the ground floor are various living areas, all interconnected, a large modern kitchen with dining area and a private office space. A staircase leads from the large dining room to the upper level and into a sitting room with four arches. The floor is entirely dedicated to the sleeping area and houses five bedrooms, three bathrooms and a generous walk-in wardrobe.
The house boasts classical finishes (stone walls, wooden beams, bricks…) combined with contemporary and modern materials such as concrete and teak for the outdoor patio. The project for the building was curated by architect Gae Aulenti (1927 – 2012) and the result was so exceptional that in the past the country house was chosen by producer Luca Ronconi as a “retreat” to work and create his theatrical masterpieces.

The guesthouse (85 sqm – 915 sqft, 3 bedrooms and 2 bathrooms) is in a defiladed position from the farmhouse. It is a lovely guest accommodation consisting of a large living area with open-plan kitchen, master bedroom with en-suite bathroom, two bedrooms and a shared bathroom. A back door leads to an ancillary room that can be used as a storage room and/or technical room. The guesthouse is regularly rented out to vacationers with excellent results (in 2022 there have been 17 weeks booked over the year).

The orangery (55 sqm – 592 sqft) is a large glazed space ideal as an indoor/outdoor relaxation area for the summer. A large awning has been created on the roof of the building and from there one can enjoy the beautiful sight offered by the Umbrian hills.

Next to the swimming pool is a convenient two-story pool house (110 sqm – 1,184 sqft): on the upper floor, level with the pool, are the changing rooms with a service bathroom and showers; on the lower level, a fitness/gym area and a technical room for the pool have been created.

Still inside the property, roughly 700 m from the main buildings, are a series of ruined buildings to be recovered and restored if interested.

EXTERIORS
The property consists of approximately 89.0 hectares (219.9 acres) of land, spread over the surrounding hills. A large part of the estate is covered by woods (39.8 ha) that ensure excellent privacy and the possibility of taking part in walks and hikes, especially in summer when the shade of the plants provides a pleasant shelter from the heat. Local farmers take care of maintaining and cutting the woods (there is an agreement that could be renewed if interested).

The property features 450 olive trees, scattered all over the estate. Approximately 200 trees are located very close to the farmhouse and have been recently recovered (starting in 2021) with a plan for pruning twice a year (as opposed to the usual plan, once every two years). 75 more trees are set on the lower terrace and have just been recovered (2022) and pruned. The remaining trees (175) are located close to the ruins and divided into three separate groves: here cleaning has been done and one can already proceed with pruning.

A short distance from the house, down the gentle slope via a gravel walkways framed by rosemary and lavender bushes, is the 12 × 5 m swimming pool surrounded by a stone-paved sunbathing area: from the pool area there is a beautiful view of the valley below and the mountains of Umbria, covered with forests and dotted with the typical stone farmhouses that characterize the countryside of Umbria and Tuscany. The pool is also surrounded on one side by cypresses that protects the area and ensure privacy.
