樓盤簡介

Location

The Parsonage is set in about 14.8 acres of beautiful grounds, sheltered by mature woodland and surrounded by open countryside. There are spectacular views to the north over the Firth of Forth to the hills beyond.

The house has a highly accessible situation between Edinburgh and Glasgow. It is near the pivot of the motorway network of central Scotland, being only 3 miles from the M9 motorway. Edinburgh (32 miles) and Glasgow (27 miles), as well as their international airports, are within daily commuting distance. There are also good rail connections from Falkirk which has commuter services to Edinburgh, Glasgow, Stirling and Perth.

Airth (1 mile) is the local village which has its own shop, post office and primary school. The renowned Airth Castle Hotel on the far side of the village has a leisure club and spa with a swimming pool, gym, sauna, fitness classes, bar and dining facilities. There is a golf driving range off the main road close to the gates of the hotel.

Stirling (8 miles), is the major town of central Scotland. In the Middle Ages it was the seat of the Kings of Scotland and the town is famous for William Wallace who fought the English at Stirling in the 13th century. Today Stirling provides a full range of shops, supermarkets, schools and services including a golf club, cinema and swimming pool. Gleneagles Hotel with its leisure club and golf courses is only 26 miles away.

Private schools in the area include Dollar Academy (10 miles), which takes both girls and boys as boarders or day pupils, and Fairview International School at Bridge of Allan. Strathallan, Morrison's Academy, Glenalmond, Craigclowan (preparatory) and Kilgraston (girls only) are all within 40 miles. All the private schools, universities and colleges of Edinburgh and Glasgow are also within easy reach.

As well as being conveniently placed for the amenities and towns of central Scotland, The Parsonage is also well placed for access to the highlands to the north. The A84 from Stirling is a main route into the Highlands leading to Callander and onto Loch Earn, Crianlarich, Fort William and Oban. The Trossachs and Loch Lomond to the west are also highly accessible. There are therefore opportunities for many outdoor activities including climbing, hill walking, water sports, fishing, shooting and stalking.

Description

The Parsonage is a magnificent Victorian mansion house which dates from 1863, and was originally built as the vicarage for the neighbouring Dunmore Estate. The beautiful Category B Listed house has a traditionally Scottish appearance with impressive façades incorporating large ground floor bay windows overlooking the stunning gardens that surround it. The accommodation has a stylish modern feel, whilst cleverly retaining aspects of the traditional character throughout.

The principal living accommodation of the house is reached off a central hallway with elegant matching stairways at either end. The reception rooms off this hall are well proportioned and of a manageable size. They include grand drawing and dining rooms with large bay windows overlooking the gardens. In addition, there is a sitting room, informal dining room and an en suite bedroom. An inner corridor leads to another bedroom and a shower room and continues to the large kitchen / breakfast room beyond. This room is in the heart of the house and is one of the most impressive highlights with a central and raised breakfast island, range of NEFF appliances and a spacious breakfast area, with French doors to both the garden and the courtyard. A utility room adjoins the kitchen, with a bar beyond. This leads into the superb gallery room which has high pitched ceilings and fantastic outlooks through large windows (some arched) over the gardens and the courtyard. A corridor from the kitchen leads to a pantry, bathroom, laundry and en suite bedroom. A staircase off the corridor leads up to two office rooms above.

The first floor accommodation is served by two stairways from the reception hall and by two landings. There are eight bedrooms on the first floor, six of which have en suite shower / bathrooms. The two further bedrooms are served by a separate shower room.

GARDENS AND GROUNDS

A tree-lined driveway passes through stone pillars with wrought iron gates, and sweeps through the front garden and up to the front of the house. Here there is a large gravelled parking area. This continues around to the north of the house where there is an outbuilding which is currently fitted with WC facilities. This was previously used as garaging, and could be converted back, or alternatively to stabling, or annexe accommodation subject to the required permissions.

In front of the house, to the east and north, is a large area which is laid down to lawns interspersed with rhododendrons and mature trees. The main garden is to the west of the house where there is a large paved patio with the formal gardens beyond. There are beautiful mature woodlands set along the western boundary. These fine gardens continue around to the south of the house.

To the west of the house is a paved courtyard enclosed by high wrought iron gates set in stone pillars. Doors from here lead indoors to the gallery room, kitchen and utility room. There is also a gym / garden room off the courtyard. A large west and south facing paved patio provides an outstanding area for outdoor entertaining whilst overlooking the beautiful gardens. A paved path flanked by mini street-lamp style lighting leads to a timber open-sided barbecue hut.

On the south side of the garden, behind banks of rhododendrons, is grazing ground which could be fenced to form individual and enclosed paddocks. This area extends to about 5 acres.
