Location

Kimberley has a fantastic outlook over the River Tweed within easy reach of Galashiels and Melrose. It lies in a rural position on the southern periphery of Galashiels. Abbotsford House, the home of Sir Walter Scott, lies in beautiful grounds across the Tweed. Nearby schools include the independent St Mary's Preparatory School in Melrose while the private schools of Edinburgh are within daily reach. The local primary school is in Galashiels and for secondary education Galashiels Academy is within walking distance. There are also excellent play park areas nearby.

The area is renowned for its outdoor activities. The Southern Upland Way passes near the property and there are some excellent walks close by. Horse riding is popular, with the Borders offering excellent hacking terrain and a number of well-known riding schools nearby. The River Tweed is the most prolific North Atlantic salmon river in the world. Fishing and shooting can easily be arranged on nearby estates. There are a number of golf courses nearby and Galashiels itself has a nine hole course. The Borders General Hospital is in close proximity. In Galashiels, there is a range of supermarkets which include M&S Simply Food, Tesco and Asda as well as independent retailers and many services. There is also a cinema and swimming pool. Melrose also has an excellent range of shops, especially for buying local produce.

Edinburgh is 38 miles to the north and can be easily reached via the A7. The Borders Railway provides a direct link from Tweedbank to Edinburgh. The train station at Tweedbank can be easily accessed from Kimberley both by car and bike with the added benefit of free parking. London King's Cross can be reached by train from Edinburgh via Tweedbank. There are buses to Hawick, Carlisle and Edinburgh from the A7, just to the north of the property. Both Edinburgh and Newcastle have international airports.

Description

Kimberley sits in a peaceful location adjacent to the River Tweed. The house is stone built with a slate roof and has accommodation across two floors. The front door is located on the south side of the house and opens into a hallway with cloakroom. To the west is a spacious sitting room with high ceiling and open fire. It sits adjacent to the conservatory which has French doors and a view over the garden. The hallway links to the kitchen via the dining room. Both have views of the garden and there is plenty of space for informal dining in the kitchen. There is a range of base and wall mounted units as well as a range cooker. The ground floor accommodation is completed by a home office adjacent to the stairs to the first floor bedrooms. The principal bedroom has a wonderful outlook over the garden to the river and its own en suite bathroom. There are a further two bedrooms on the first floor along with a family shower room.

The property is approached by a gravel driveway and in front of the house is a large lawn with a well stocked and colourful flowerbed flanking it. On the west side of the driveway is a further lawn which is interspersed with a variety of mature shrubs and trees which give shelter and are a haven for wildlife. Above the lawn is a pond with patio and a garden shed. A further patio runs around the outside of the house to a garage / garden store.
