From Todi you can reach in a short time the most beautiful towns in Umbria: Orvieto and Perugia can be reached in about 40’ by car, while Spoleto and Assisi in a little less than one hour. The closest amenities and shops are about 4 km away. The nearest airport is the Perugia San Francesco airport, only 47 km away.
The dual carriageway E45 Orte-Ravenna passes close to Todi, while the Motorway A1 Milan-Naples is 35 km away. The property, which has an excellent sun exposure from the morning to the night, is situated in a private position but not completely isolated since other farmhouses are at a short distance.
The property, easily reachable through an asphalted road, has two entrances: one on the rear and one more picturesque with a white road climbing up to the property.

DESCRIPTION OF THE BUILDINGS
The first tower (418 sqm - 4,499 sqft), currently used for holiday rentals, has undergone conservative renovation works, which made the old elements stand out, such as arches, original ceilings and old doors, unifying them with modern elements like the elevator. The house is laid out on four levels and includes five bedrooms, each with an en suite bathroom, and a library/bedroom on the ground floor. On this floor there is a very large and bright living area composed by a large sitting room with two brick arches, a kitchen and a half bath for the living area. The other floors are connected by an elevator and an external staircase. On the first floor there is another living room with fireplace and other three bedrooms. Other two bedrooms are on the second and on the third floor.

The second tower (170 sqm - 1,830 sqft), which has undergone equally accurate conservative renovation works, is laid out on three levels and includes three bedrooms and three bathrooms on the upper floors, while on the ground floor there is a large entrance room, a kitchen and an evocative living room.

The outbuilding, which has a surface of 42 sqm (452 sqft), includes a garage with a bathroom and a laundry room.

All the taxes for the fourth building of about 120 sqm (1,292 sqft) have been paid, all the projects have been approved and the works can start immediately.

STATE AND FINISHES
The two towers, which date back to the 12th-13th Centuries and have a remarkable historic-cultural value, have been recently carefully restored with the collaboration of the Sovrintendenza dei Beni Culturali (Ministerial Authority for Cultural Heritage) and are in excellent condition. The property features, in addition to the stunning panoramic view one can enjoy from every room, a perfect match between old elements and modern conveniences. The property boasts walls with exposed stone, stone arches, brick arches, ceilings with wooden beams and terracotta tiles, terracotta flooring, wood-block flooring and old fireplaces, and is equipped with an elevator, ceiling vans, electric gates and door-phones.

EXTERNAL AREA
The two towers are surrounded by about 2.6 hectares (or 6.4 acres) of land including an olive grove and a garden of 170 sqm enriched by beautiful ornamental and aromatic plants.
