In a hilly and panoramic position in the Umbrian countryside, not far from Todi, restored villa with park and swimming pool. The main building (485 sqm) was modernized in 2022 and tastefully finished to create a private residence (5 bedrooms) with an elegant mix of old and new. The outdoor areas (2.1 ha) contain a well-kept garden, a 10 × 5 m Infinity pool and several olive trees.
The property is located 7 km from a small village with some basic amenities, and for everything else you need to reach the medieval town of Todi (10 km; 15'). Other centers in Tuscany and Umbria can be reached in less than two hours by car (Assisi, Cortona, Montepulciano, Montalcino, Siena...).

DESCRIPTION OF THE BUILDINGS, STATE AND FINISHES
The villa (485 sqm – 5,219 sqft, 5 bedrooms and 7 bathrooms) is laid over three staggered floors, with independent entrances to the two lower floors.
In the basement is the spacious garage (over 60 sqm – 646 sqft), various storerooms/depots, a home cinema, the cellar and a service bathroom. On the ground floor, accessible directly from outside or via a staircase from the basement, is the living quarters. From the garden, a pergola leads to the living area consisting of a large living room with veranda and dining room with open kitchen. A corridor then leads to the service bathroom and four bedrooms with en-suite bathrooms, two of which have access to the beautiful outdoor pergola. Another porch overlooking the garden then leads to a private study (also convertible into a bedroom). Finally, an internal staircase leads to the turret where the master bedroom with en-suite bathroom and private walk-in wardrobe has been created.

The building has been entirely renovated in recent years and the work was completed in 2022. The rooms are all very bright, thanks to the presence of many windows and the use of very light colors for the walls. In terms of finishes, the building features a mix of new and antique elements including terracotta floors, wooden beams, parquet flooring, lights with contemporary lines and custom-made furniture with minimalistic, ultra-modern lines.

Underground, slightly downhill from the villa is an outbuilding (21 sqm – 226 sqft) that could be used as a laundry or storage room.

EXTERIORS
The villa is surrounded by 2.1 hectares (5.2 acres) of land, mostly covered by meadows and arable land. The part around the house is enclosed by a small concrete wall that borders the park and runs alongside the driveway to the property (approximately 200 m of unpaved road in excellent condition) that ends in a convenient parking area. To the east of the house several olive trees have been planted with which to produce an excellent extra virgin olive oil for private use.

In front of the house, in a panoramic position, is the 10 × 5 m infinity pool with grass sunbathing area and breathtaking views of the green hills of Umbria. The L-shape of the building also frames a private garden in which to organize dinners or aperitifs in company.
