‘In this romantic glen is Roaring Water House'

This splendid Georgian house (c. 2,500 sq ft) was built in the late 1700's by a well-known grain merchant and subsequently it became the home of the local parish priest.

The house is in an idyllic situation, positioned in a small valley which gives excellent shelter as well as creating a virtual micro-climate with semi-tropical trees, shrubs and wildlife including herons, swans, kingfishers and an abundance of trout.

The extremely well landscaped grounds are bounded by Roaring Water River on one side and the lawn sweeps down to a private natural stone quay which provides direct access to the shoreline at the inner reaches of Roaring Water Bay.

It was sympathetically restored in the early 2000's with many features including an Italian carved marble fireplace, natural limestone floors, re-claimed solid mahogany 18th century doors and extensive ceiling mouldings and cornicing while also incorporating the conveniences of twenty-first century living. An air-to-water heat recovery system has been a notable addition in recent years.

The heart of any home is the kitchen and Roaring Water House is no exception, with custom built House of Coolmore shaker-style units in solid wood with oiled teak surfaces. Around the Stanley Range, the surfaces are heat-proof granite. It also contains a Neff under-counter oven and a state-of-the-art two-hob induction stove. There is a built-in Miele dishwasher and within the island unit there is a wine fridge. Among the built-in units is a full-size larder cupboard with internal spice racks and Fisher Paykel fridge.

The stone barns to the rear have been renovated to a high standard, consisting of a self-contained one bed guest cottage set above a garage and roller door access. The other is currently utilised as a store but could easily be repurposed as a work from home office space if required.

Located almost equidistant from the thriving village of Ballydehob (c. 7km) and the vibrant market town of Skibbereen (c. 10km) where there are several excellent shops, supermarkets, a thriving country market and restaurants. There is also a digital hub ‘Ludgate' in Skibbereen with the benefit of 1GB connectivity which provides hot desks for individuals, start-ups or established companies.

West Cork attracts a very cosmopolitan population, with many renowned artists and writers residing in the area. It offers a variety of leisure opportunities and sporting facilities together with a peaceful pace of life. This area provides some of the finest sailing along the entire south coast, whilst golf is catered for at Skibbereen, Clonakilty and Bantry. There is excellent fishing by arrangement on the Rivers Ilen, Argideen and Bandon. Sandy Blue Flag beaches are to be found at Inchydoney, Rosscarbery and Tragumna. There are many fine eating establishments dotted along the coastline, two with Michelin star status.
