Location

The house is located to the north of Terrington St Clement, a well served village in rural west Norfolk. The village has two public houses, The Wildfowler and King William, a primary and secondary school, doctors surgeries, a Co-op, and other shops including fish and chip shop, petrol station and chemists.

The historic town of Kings Lynn is about 6 miles, with medieval origins and prosperous architecture throughout the ages, a range of schools, retail offerings, recreational facilities, supermarkets, business parks, cinema and a main rail service to London Kings Cross. A further rail service is from the slightly closer Watlington Station, easily accessed given its more rural location, and an award winning and well regarded public house.

The Norfolk coastline at Heacham is about 20 miles, with the coastline as a whole providing a plethora of restaurants, gastro pubs, sailing, coastal walks and excellent bird watching.

Description

There are not many parts of the county that you can actually rely on peace and privacy. Pierrepont farm, in the very west of the county, is brilliantly positioned to provide this, surrounded with farmland.

An impressive staircase leads to the first floor bedrooms. A principal bedroom is complete with a dressing area, and is en suite to the particularly spacious family bathroom. On the other side of the house is a double room with en suite bathroom, with the two remaining double bedrooms served by the aforementioned family bathroom. All rooms enjoy fine views of the gardens and farmland beyond.

The house has a pleasingly conventional and usable layout, and has been well maintained.

Outside
A gravelled drive, through brick wall and pillars, lead up to the house and to a large parking and turning area between the house and coach house. The coach house is an impressive building in its own right, almost 1300 sq ft comprising two large spaces, one used as a games room, the other as a garage and workshop. The building has tremendous scope for a variety of uses, such as studio, work from home or an annexe.

The gardens of the house wrap round from the south to north, and compliment the house perfectly. Sweeping lawns are dotted with specimen trees, together spring bulbs, creating a park like outlook from the patio on the west elevation of the house. This area is ideal for outside dining, entertaining and relaxing in complete peace and privacy. The boundaries are marked to the west and south by clipped beech hedging, whilst to the north a shelter belt of broadleaf native trees, and hedging provides protection against the elements.
