Location

Hillside House has an elevated position about 200m from Blairgowrie’s main street. James Street is a quiet residential road and Hillside House is set in an enclosed garden which gives it wonderful privacy despite being so close to the town centre. The house is also very near the open countryside which is just about 400m higher up the hill.

Blairgowrie (Perthshire’s second largest town) is a gateway to the Angus Glens and the east Perthshire hills. The town is at the heart of Perthshire’s soft fruit farmlands and has a growing reputation for its restaurants and farm shops.

The town is popular with golfers, skiers, walkers and anglers. There is a championship course at Blairgowrie Golf Course as well as three local courses at Glenisla, Alyth and Strathmore. Glenshee ski centre is 25 miles to the north of the town.

Salmon fishing is available on the local rivers Ericht, Isla and Tay and Blairgowrie is the starting point of the 60 mile circular Cateran Trail which follows historic local drove roads up into Glenisla. The southern boundary of the Cairngorms National Park is 30 miles north and St Andrews and the East Neuk of Fife are a similar distance to the southeast.

Blairgowrie has local professional services, including legal, medical and dental practices. It also has four supermarkets and a range of independent shops. Perth and Dundee are both within 18 miles and have a wider range of amenities and cultural opportunities. There is primary and secondary schooling in Blairgowrie and an excellent choice of private schooling within 30 miles.

There are train stations at Perth, Dundee and Dunkeld. Dundee Airport has direct services to London, while Edinburgh Airport has a wide range of domestic and international flights.

Description

Hillside House was constructed in 1955 and is characterised by its striking mid-century design. Its recent refurbishment combines original features with comfortable contemporary style. The 1950s timber panelled staircase as well as an inviting under stair bar (complete with original cabinetry and Formica worktops) are highlights, however the loveliest room of the house is the open plan sitting / dining room. This room also leads to a terrace at the east end of the house and has views over the Blairgowrie rooftops to the Sidlaw hills. A separate, cosier sitting room is currently used as an office/music room and has French windows to a west facing terrace.

The kitchen has been newly fitted in a pared back style which fits perfectly with the rest of the house. The kitchen connects to a surprisingly spacious utility room that offers the flexibility to function as both a practical utility space or a breakfast room, comfortably fitting a small dining table.

Upstairs, four double bedrooms have large windows and peaceful, stylish décor. They share a bathroom on the first floor, which includes a walk-in shower and electric underfloor heating, and a shower room on the ground floor. An additional WC on the first floor is also equipped with electric underfloor heating.

The ground floor at Hillside House is currently arranged into a studio, garage/workshop and a garden store, which discreetly conceals the bins. The garage is equipped with a 7kW Pod Point electric charging point. Subject to obtaining the relevant planning consents, there is lots of potential to develop these spaces further.

Outside
Hillside House sits in a garden of 0.34 acres which is divided into different sections. At the front of the house an expanse of gravel provides parking for several cars.

The eastern section of the garden is terraced with a lower level of grass edged by herbaceous borders.

Its upper level is sheltered by a south facing wall. This is the productive side of the garden where there is also a greenhouse. The west terrace with its built in barbeque has been designed for sitting out on summer evenings.

Directions

If entering Blairgowrie from Perth, follow Perth Street towards the centre of town and take a left turn up Newton Street (opposite the Jet Garage) to meet George Street. Follow George Street until the T-junction and turn left up James Street. The entrance to Hillside House is after 100m on a bend on the right hand side.
