Grove Cottage is situated in the heart of the rural village of Hazleton in an Area of Outstanding Natural Beauty. Hazleton is a most picturesque North Cotswold village benefitting from access to a network of footpaths, bridleways and quiet country lanes.

Northleach (4.5 miles) has a good range of everyday amenities and is strategically located just off the north/south Fosse Way and near to the A40/M40 to London and the A44 Oxford to Worcester, east/west main trunk road.

The larger centres of Cheltenham and Cirencester provide extensive cultural, shopping and leisure facilities, as well as renowned educational establishments which include Cheltenham Ladies' College, Cheltenham College, Dean Close and a good selection of preparatory schools. Cheltenham and Stratford-upon-Avon also have high ranking state schools for both boys and girls.

There is fast access to Oxford and London via the A40/M40 or the mainline station at Moreton-in-Marsh (16 miles) serving Oxford, London/ Paddington and the Midlands.

Grove Cottage is situated close to the centre of pretty Hazleton, bordered to the north by a narrow country lane with no through traffic and to the south by the delightful village church and its churchyard. There are differing gardens to the front and rear: to the front, the house looks out onto a lawned garden enclosed by mature trees and hedges, making it feel very private. A stone terrace, accessed from the snug, creates an atmospheric place to dine alfresco in the warmer months and there is a children's climbing frame. To the rear, a low-maintenance courtyard-style garden offers an alternative area for sitting outside, with low, traditional drystone walls to the borders affording a view over the churchyard to the south. Both the front and rear gardens are accessible by pedestrian gate from the lane, which eventually becomes a bridlepath.

From the Northleach roundabout take the A40 towards Cheltenham. After approximately three miles turn right following signs for Hazleton. Upon reaching the village of Hazleton proceed through the village and turn left signposted 'The Church'. The house is situated on the north side of St Andrew's Church.
