Woodcliff House is located on a quiet country lane overlooking rolling farmland. Although it feels very rural, the property is less than two miles from Abernethy and Newburgh. Both villages have some local amenities but for a more comprehensive range of shops and professional services Perth and Dundee are about 8 and 18 miles away respectively.

Edinburgh (42 miles), Perth and Dundee are all an easy commute from Woodcliff House. The M90 is about 4 miles away and provides convenient access north and south. Trains run regularly from Perth or Dundee to Edinburgh, Glasgow, Inverness, Aberdeen and London. There are direct flights from Dundee Airport to London while Edinburgh International Airport is only around 39 miles away. There are primary schools in Abernethy and Newburgh with secondary schooling available in Perth. There are also several local independent schools including Craigclowan and Strathallan (both within 9 miles of Woodcliff), as well as Dollar Academy, St Leonards, Morrison's Academy, Ardvreck and Glenalmond which are all within 26 miles.

Woodcliff House is well placed for getting into highland Perthshire and the Angus Glens as well as the beaches and villages of the Fife coast. There is a superb choice of golf courses within striking distance including St Andrews, Carnoustie and Gleneagles. There are plenty of opportunities to enjoy traditional country sports, and there are any amount of walks nearby including the paths and cycle tracks in the nearby Pitmedden Forest. There are sailing clubs in Newburgh, Broughty Ferry and the East Neuk villages, not to mention the water sports available on inland lochs.

Description

Dating from the 1930s, Woodcliff is an attractive traditional property which has been modernised over the last 20 years. It is a comfortable and stylish home with lots of character and every corner of the house has been maximised to make the very best use of the space.

The front door opens straight into a welcoming dining hall. South facing windows make this a bright room which can be made cosy by the stove in the winter. Woodcliff House is situated in an enclosed, nature-friendly garden of about 0.2 acres. At the front of the house there is a paved terrace with herbaceous borders. To the west of the house a raised deck is accessible from the conservatory and is ideal for sitting out in the summer. There is also a lawn enclosed by beech hedging. On the eastern side of the house there are useful outbuildings including a log store which doubles as a boot room beside the back door. At the foot of the garden there is a bin/tool store as well as a chicken run. The garden is neatly compartmentalised so that animals or children can be safely enclosed or separated.

Directions

From Perth, exit the dual carriageway at Junction 9 and head for Abernethy on the A912 and then the A913. Drive through Abernethy and after about one mile turn right at the white sign for Gavney Brae, Woodcliff and Upper Greenside. Woodcliff House is the second property on the left.
