Location

The Hayloft, 26 Hepburn Gardens is the top half of a period building which overlooks a courtyard at the east end of Hepburn Gardens close to the town centre. It is 500 yards from the West Port which is the arched gateway into St Andrews that was built in 1587 as a monumental entrance to the city's South Street.

The flat is also within half a mile of the 18th hole of the world famous Old Course with the Royal and Ancient Golf Club beside and the West Sands beach just beyond. The nearby Cockshaugh Park links to the Lade Braes footpath which runs from the centre of town all the way out into the countryside where it is known as the Pilgrim's Way.

St Andrews is renowned worldwide as the 'Home of Golf'. There are now seven golf courses under the management of the St Andrews Links Trust, including the world-famous Old Course which will next play host to the Open Championship in 2027. There are many other golf courses nearby, including The Duke's Course, two courses at Fairmont St Andrews, Kingsbarns and Dumbarnie.

St Andrews is well known for its university which is one of the oldest in Britain, founded in 1413. The historic town has an excellent range of independent stores, hotels, restaurants and cultural facilities which include a cinema and the Byre Theatre.   

Leuchars railway station is on the main Aberdeen to London line and provides a link to Edinburgh and a sleeper service to London. Dundee Airport offers flights to London Heathrow, and Edinburgh Airport is only 50 miles away.

Description

The Hayloft forms the upper floor of the former stables building to St Leonards House, which was the manse for the church opposite, built in the early 1900s. The building was converted into two flats, with the ground floor flat being known as The Stables and the first floor The Hayloft. The Stables is in the same ownership and may be available for sale in the future.

The Hayloft is accessed by a door from Hepburn Gardens which leads through its own private yard to external steps up to a front door at first floor level.

A glazed inner door opens into a living room / kitchen with a pitched skylight above. This space has a wooden floor and kitchen units comprising a breakfast bar, floor units with tiled splashbacks, a sink, cooker with gas hob and a freestanding fridge freezer. There is a utility cupboard in the corner with the central heating boiler.

There are bedrooms either side of the central living room, both with wardrobes and en suite shower rooms. Bedroom 1 also has built in cupboards.

Outside

To the west of The Hayloft is a gravel courtyard owned by neighbouring St Leonard's which gives access to the neighbouring properties. The Hayloft will be granted a right of access.

To the north of the building, opening into the courtyard, is a walled area which can be used as a parking space.

To the east of the building is a private yard owned by The Hayloft. This has a door direct onto Hepburn Gardens. It is paved with a high wooden fence around and a fixed clothes dryer. The outside steps give access to the flat.

Directions

From the West Port at the end of South Street in the centre of St Andrews head west on Argyle Street which continues into Hepburn Gardens (B939). The Hayloft, 26 Hepburn Gardens is on the left hand side just before the St Leonards Church on the opposite side of the road.
