Location

The land is separated into two parcels situated to the north and south of Down St Mary. The land parcels lie about 1 mile and 0.5 of a mile west of the A377 which connects Crediton (6.5 miles east) to North Devon.

Land in the surrounding area is popular for agricultural, smallholding and equestrian uses. Down St Mary is a small rural village with a church and bus stop. There is a train station at Morchard Road (0.7 miles north east). Crediton is a busy market town which benefits from a range of services, amenities and commercial outlets including Mole Avon country store and a Tesco superstore.

Lot 1:
The land extends to 39.67 acres and comprises a number of enclosures including about 18.5 acres of pasture and 16.6 acres of arable land. The pasture is gently sloping and has most recently been grazed with livestock. The arable land has been cropped on rotation and is now under a grass ley (Autumn 2025). Boundaries are formed of a mixture of mature hedges and stock fencing. In addition there are two stands of woodland which extend to about 4.88 acres and comprise mixed species of native and semi-native trees. The land is predominantly classed as Grade 3 and the soils are characterised as freely draining slightly acid loamy with some acid loamy and clayey soils.

Lot 2:
The land extends to about 6.5 acres and comprises a gently sloping pasture field surrounded by mature boundary hedges and stock fencing. The land benefits from road frontage to the south and is reached by a single field gate. The land is currently down to grass which has been used for livestock grazing and cropping. The land is classed as Grade 3 and the soils are characterised as freely draining slightly acid loamy.
