Location

Burnside is situated up a quiet hill road on the western edge of Fearnan which is a small community on the north shore of Loch Tay. The house is 5 miles west of scenic Kenmore village where there is a beach a local shop and a marina. The equally pretty conservation village of Fortingall is less than 3 miles away and Aberfeldy is 10 miles to the east. Aberfeldy has most essential services including a health centre. It also has a great selection of independent shops, cafés, galleries and restaurants as well as the Birks cinema which screens mainstream films and hosts a variety of community activities. Breadalbane Academy provides nursery to secondary education and its Community Campus with swimming pool, squash courts, gym and climbing wall is available to visitors and residents in the area. Pitlochry (25 miles) has a Festival Theatre and a railway station. Perth is about 42 miles to the south.

Being surrounded by scenic hills and lochs, Fearnan is a great location for accessing a range of outdoor activities, including golf, sailing and watersports, fishing, climbing, mountain biking and walking. Kenmore marina and the recently completed Crannog Centre are popular local lochside attractions.

Description

Burnside was constructed 36 years ago and was designed to make the best of its elevated position overlooking Loch Tay. Picture windows and two terraces (one off the living room and one off the main bedroom) all have fabulous views over the water. Burnside is principally a single storey house but has three lower ground floor rooms which could be adapted depending on requirements. The front door is on the upper/ground floor level, opening to a hall which gives access to all the main living accommodation. A large light filled sitting/dining room has a fireplace and picture windows, as well as sliding glass doors to the terrace. From here, there are fabulous views over Loch Tay. Although the kitchen is now separate to the dining room, it was originally open to the dining room, creating one fabulous L-shaped kitchen/living/dining room.

Burnside has four bedrooms. The principal bedroom has an ensuite shower room, dressing room and access to a balcony, while the remaining bedrooms share a family bathroom. Stairs from the hall lead down to the lower ground level where three adjoining rooms have been used variously as stores, office space, and a gardening room. This level also provides access to the garden and the integral garage.

Outside
Burnside sits in approximately one acre of spectacular garden which has been beautifully landscaped and planted so that it produces colour throughout the spring and summer. The garden has even featured on BBC's The Beechgrove Garden. The property has two driveways; one to the front and one to the rear of the house. In early spring, the woodland on the edge of the garden is carpeted in snow drops, and a pretty burn forms the western boundary of the property. From the terrace at Burnside there is an uplifting view over Loch Tay.
