Tourist resort near Old Trogir is planned for hospitality use and is situated outside boundaries of urban settlement in undeveloped part. Area is planned for tourist accommodation (hotels, villas) with service facilities such as pools, restaurants, bars, spa, wellness and more. Location is accessible by substandard road from the north which road needs to be reconstructed and extended in order to provide adequate connection for the tourist resort.   URBAN DEVELOPMENT PLAN – zone area = 8.97 ha out of which owned 7.52ha * zone planned for hospitalitay use – hotels, villas * maximum bed capacity 700 * scope of UPU divided into 14 spatial zones 2 zones | hotels 7 zones | villas 2 zones | common areas 2 zones | sport and recreation 1 zone | beach area with berths   Area covered by the Plan is planned for hospitality use (hotel, villas); Maximum bed capacity is 700 beds.   Within the areas intended for sports (R1) and recreation (R2), pedestrian paths, stairs, sunbathing areas will be integrated into the natural terrain. It is possible to plan open playgrounds and swimming pools, sanitary facilities, showers, infrastructure buildings and small catering facility. Zone marked as beach area (R3) is located between the western and eastern border of the plan. Coastal walkway divides this area and sport and recreational zone. Within beach area is possible to plan pedestrian walkways, stairs, ramp for the disabled, showers and canvas cabins for changing. Also, part of this area is planned as berth.   Green areas (Z) are formed for the purpose of environmental protection (unstable slopes). Infrastructure can be located within this zone, as well as vehicular access to building plots and footpaths.   At least 40% of the total area of each spatial unit must be intended for landscaping (with the arrangement of pedestrian streets, squares, rest areas, etc.), and at least 10% of the total area of each spatial unit for swimming pools, open sports fields, etc., which totals in 50% of the area of each spatial unit
