Mustard Pot Barn is situated along Brome Avenue, a country lane within walking distance of the popular town of Eye. The town has a beautiful parish church, castle, public house, post office, and a variety of day to day shops. Eye is well located between the market towns of Stowmarket and Diss which provide a wide range of shopping, recreational and educational requirements. There are main line stations in both towns with InterCity services to London Liverpool Street Station. The A140 provides routes to the A14, M11 and the main motorway network beyond. Description

Mustard Pot Barn dates from the early 16th Century and is Grade II Listed of special architectural and historic interest. The conversion took place in 2011 with the property being fully renovated from its origin as an agricultural barn. The construction is of timber frame, block work with part rendered part weather boarded elevations. The barn has numerous historic features that include a fine queen post roof. There are a wealth of exposed beams and stud work throughout the property and stone and brick floors. In the heart of the barn is a full height brick chimney breast with a double fronted wood burner. The main section of the property is open plan with vaulted ceilings and stone floors benefiting from under floor heating. The kitchen has brick floors salvaged from the original building and granite work tops with oak base storage cupboards and doors that lead out to the delightful terrace. There is a walk in pantry and well fitted utility with further storage units and plumbing for washing machine and dishwasher. A part galleried stair leads to the first floor principal bedroom suite with a superb bedroom, dressing room (potential bedroom 5) and ensuite bathroom.   

Outside

The barn is approached off the lane with a parking area to the north of the property with a pond along one side. To the front and western aspect is a path to the front of the barn with plantings either side. The drive continues along the western boundary to a brick outbuilding/workshop with two lean to areas and light and power connected (37' x 17'5").

To the south of the barn is a wide terrace area with BBQ and brick paths that lead around to the rear of the property where there is a small courtyard and a studio/home office/gym (approx. 200 sq ft). The lawn gardens are beyond the terrace with a fire pit in the very far corner of the garden.
