In the province of Trento, close to Lake Garda, wine estate with 14.5 hectares of land with 14 ha of vineyards producing Gewürztraminer, Moscato Rosa, Moscato Giallo, Pinot Noir, Chardonnay, Merlot and Cabernet.
Amidst the estate’s vineyards, there are a fully restored farmhouse, a large state-of-the-art wine cellar, an underground ageing cellar, a stone building for tasting and beautiful outdoor areas for events.

The farmhouse (489 sqm) is laid out onto three floors:
- Ground floor: large portico, a living room with fireplace, several cellar rooms and storage rooms.
- First floor: hall room, kitchen, dining room, living room with balcony, three bedrooms, bathroom and a storage room.
- Second floor: two bedrooms with walk-in wardrobe, a bathroom with tub and shower/steam-bath, and a panoramic terrace.

The wine estate includes a cellar (884 sqm) completely equipped for wine making and bottling system of the wines, among which are included Gewürztraminer and Moscato Rosa.
- Lower Ground floor: cellar for wine preservation and refining and is equipped with freight elevator.
- Ground floor: wine making room and grape manufacturing, two car ports for agricultural machinery, bathroom, refrigerating room, freight elevator, technical room, workshop and canopy for events.
- First floor: office and ventilated room for grape withering.

The cellar is completed by a stone building, currently used as a wine-tasting room.

EXTERNAL AREA
The estate, surrounded by 14.5 hectares of land, with 13.9 hectares covered vineyard and irrigated, is placed at 300 m above the sea level and is characterized by flat land with Guyot grape cultivation upbringing system, simplifying pruning and harvesting, and with Pergola cultivation.
The microclimate of this area, characterized by constant ventilation and mild temperatures, is suitable to develop the following vineyards: Gewürztraminer, Merlot, Cabernet, Chardonnay, Yellow Moscato and Moscato Rose.

Around 200,000 bottles a year are currently produced with 2,000 quintal of grapes. Purchasing additional grapes, it is possible to increase the production up to 300,000 bottles.

USE AND POTENTIAL USES
There is also the possibility to enlarge the building surface area of about 5,400 cubic metres to increase the business/rental activity.
The selling price of the wine estate also includes the agricultural machinery and the modern equipment for the vinification and bottling of wines.
