This wine estate with 11.0 hectares of Morellino di Scansano DOCG vineyards is located just a few kilometers from Grosseto, in the Tuscan Maremma. The estate can rely on a spacious wine cellar (over 1,000 sqm) with rooms for the staff and a 6-bedroom villa used for an accommodation business. Yearly production ranges around 70,000 bottles of wine.
Easily reached and a stone’s throw from a center with all the services (7km; 15’), the property al-lows reaching all the most renowned centers of the Tuscan Coast in just a few minutes (Grosseto, Scansano, Orbetello, Castiglione della Pescaia, Punta Ala, Follonica...).

DESCRIPTION OF THE BUILDINGS
The main building (1,000 sqm – 10,760 sqft) is laid out onto two floors. The basement is entirely used by the wine cellar (800 sqm) with rooms for grape-processing and a barriques room for ageing. The upper floor hosts service rooms for the workers of the estate.
The property has been rented out in the last few years and currently there is no equipment for grape processing and winemaking in the cellar.

The villa (600 sqm – 6,456 sqft, 6 bedrooms and 8 bathrooms) is rented out to guests and laid over three floors as follows:
- Basement: living room with pool table, gym, hammam and two bathrooms;
- Ground floor: living room, dining room and kitchen;
- First floor: six bedrooms with en-suite bathroom, two of which with balcony and three with private sitting room, plus a small living room with sofa bed.
The house is then surrounded by a 5,300-sqm lush garden overlooking the hills of Maremma (Parco dell'Uccellina) and the sea towards the horizon. Two swimming pools (12 x 7 m and 8 x 4 m for the children) with sunbathing area ensure a pleasant corner to spend the beautiful summer days. A barbecue is also available to have dinner outside.

STATE AND FINISHES
The cellar, designed with functionality in mind, is in good structural and aesthetic conditions. A strong point of the property is the beautiful vaulted cellar which got its inspiration from the crypt one can find under a medieval Romanesque church.
At the same time, the villa is in good condition given its use as an accommodation business. A few works to update and valorize the building could bring it to a superior standard as a guest accommodation, granting a higher income.

The building housing the cellar is surrounded by 11.0 hectares of vineyard, entirely registered as Morellino di Scansano DOCG and made up of Sangiovese, Alicante, Syrah and Petit Verdot vines. Such uncommon grapes are rarely used for Morellino: this means that these wine have unique features and very original taste.
