DESCRIPTION OF THE BUILDINGS
The main farmhouse (372 sqm – 4,003 sqft, 6 bedrooms and 7 bathrooms) is a building dating back to 1272, as attested by the coats of arms visible on the buildings, and was originally part of a monastery. Entirely renovated between 2014 and 2017, the farmhouse now houses four independent apartments, all accessible directly from the outside thanks to the structure's positioning along the hillside. The ground-floor apartments have a large central communal area with a service bathroom, while the first-floor apartment is currently rented on a room-by-room basis.
- Apt. A (basement): living room with kitchenette, bedroom and bathroom;
- Apt. B (ground floor): living room with kitchenette, bedroom and bathroom;
- Apt. C (ground floor): living room, bedroom and bathroom;
- Apt. D (first floor): spacious reception hall with original oven, kitchen, laundry, reading room, bedroom with private bathroom and two bedrooms with shared bathroom and a small private toilet.

Guesthouse A (114 sqm – 1,226 sqft, 2 bedroom and 2 bathrooms), on the other hand, is structured on two staggered floors (potentially usable as a single accommodation unit thanks to a door connecting the two bedrooms on the upper floor). On the ground floor is also a small underground cellar.
- Apt. E (ground and first floor): large living room with dining area, kitchen, service bathroom and bedroom with en-suite bathroom;
- Apt. F (first floor): studio apartment with kitchenette.

In contrast, guesthouse B (294 sqm – 3,163 sqft, 3 bedrooms and 3 bathrooms) is laid over two floors. On the lower floor, against the cliff on three sides, are three large rooms currently used as cellars and tool storage. The upper floor, on the other hand, contains three apartments:
- Apt. F: living room, bedroom and bathroom;
- Apt. G: living room, bedroom and bathroom;
- Apt. H: living room with kitchen, bedroom and bathroom.

In terms of systems, the property can count on two private wells for water supply, as well as two cisterns for storage (totaling 27,000 lt). The water is then softened and chlorinated before distribution in the buildings. For gas, on the other hand, there is a 5,000-lt underground LPG tank that feeds the buildings’ four boilers. A wood-burning fireplace provides support for the gas heating. Finally, to provide additional security, the estate is equipped with a video-surveillance system.

EXTERIORS
The estate covers a total of 8.0 hectares (19.8 acres) distributed around the buildings. Most of the estate is covered in dense woodland, with trees providing excellent privacy and confidentiality by sheltering the property from prying eyes and possible noise. On the western side of the property is an olive grove (about 2.4 hectares) that hosts 120 trees to produce an excellent Tuscan extra virgin olive oil.

Within the boundaries of the property is also a picturesque private pond, regularly registered and surrounded by woodland. A series of cleaning works are underway to make the area around the lake less “wild” and more enjoyable.

The property's private, unpaved parking lot allows up to ten cars to be safely left, so as to ensure the best possible service for guests.

In addition, the estate falls within a natural park, and in the surrounding area it is possible to hike trails marked by the CAI (Italian Alpine Club).

A short distance from the farmhouse, nestled in the garden, is the 12 × 5 m swimming pool with stone solarium, whirlpool corner and outdoor shower. The pool is 1.40 m deep and offers unparalleled views of the surrounding countryside and the city of Florence on the horizon.

Next to guesthouse A, on a terrace slightly lower down, is a second 8 × 3 m swimming pool for the exclusive use of the building.
