Location

Woodville is most attractively situated at Parklands of Murroes, just 4 miles to the north of Broughty Ferry, in Angus. Woodville has pleasant semi-rural location and is well connected. There is a primary school and village shop in both the nearby villages of Newbigging and Wellbank. Local secondary schooling is found in Carnoustie and Monifieth, with private schooling at the High School of Dundee. Glenalmond, Strathallan, Kilgraston and St Leonards are also easily reached. Woodville is just some 6.5 miles from Dundee train station and the Tay Bridge.

Broughty Ferry has a wide choice of shopping facilities and supermarkets, a library, the castle museum and a beach, together with a train station, harbour and the Royal Tay Yacht Club. . In addition, there is a railway station at both Broughty Ferry and Carnoustie with a mainline station at Dundee, which offers services to Aberdeen, Edinburgh and Glasgow, and the south, including a sleeper. Dundee Airport has direct services to London City and both Edinburgh, Glasgow and Aberdeen airports are easily reached.   The A90 dual carriageway links to both Aberdeen and Perth, and beyond to Edinburgh and Glasgow.

Locally Crombie and Monikie country parks are easily reached, as is sailing on the River Tay and a choice of sandy beaches. Close by, the Forbes of Kingennie Country Resort has a popular restaurant, four well stocked lochans for bait and fly fishing, and a nine hole golf course. There are also a number of fine links courses in the area including Barry, Panmure, Monifieth and, of course, Carnoustie, which has hosted eight open championships, most recently in 2018. The ancient town of St Andrews, the home of golf and host to the oldest university in Scotland, is within commuting distance, while Gleneagles is also easily reached.

Woodville must surely be one of the finest country houses in Angus. It is an outstanding and substantial home, occupying an enviable position with lovely south facing views towards Fife. Built in 2004 / 2005, it was designed by the renowned and award winning architect, Heinz Voight, to make the most of its stunning position. Externally it is a striking mixture of stone, harl and slate, with turrets giving it a very Scottish vernacular feel, yet it is a thoroughly modern home. Internally the house is beautifully presented and well designed. Photographs and virtual tours will not do this house full justice, as it is a masterpiece of construction, with luxurious and generous living space, and is situated in beautiful surroundings. Throughout the house, there is meticulous attention to detail, particularly to the wood used for the finishes, which includes hand selected American walnut flooring in the drawing room and dining room, red oak facings and doors and a David L Douglas handcrafted bespoke walnut kitchen. The double glazed windows are mahogany framed and laminated in oak internally, and the house and cottage benefit from underfloor heating throughout. Both are well insulated and the house also has a heat recovery system. In addition the house has a Dynalite smart lighting system, while plaster cornices give the house a very traditional feel. There is an integrated music system with remote control in the reception rooms, kitchen and principal bedrooms, as well as outdoor speakers in the garden. High quality sanitary fittings include those from Laufen Alessi and the Duravit Philippe Starck ranges, with rooms having their own lighting and temperature settings, as well as some Hansgrohe Axor taps, and fitted bespoke furniture units including some by Bentleys of Dundee. The overall effect is extraordinarily impressive.

At the front of the house, as well as an outer hall and cloakroom, are two stunning and interlinking reception rooms arranged off a remarkable hall, creating a fantastic entertaining space. Yet the heart of the house is very much the spacious and well equipped open plan kitchen and living room. Off this is a fine study as well as a useful utility room and WC. A magnificent oak staircase leads up to the first floor, where as well as a very fine principal bedroom suite, there are two further en suite bedrooms with dressing rooms, and two additional bedrooms, which are serviced by their own splendid bathroom. The gardens and grounds at Woodville are a delight. To the side is an enclosed garden, perfect for entertaining, with a garden pavilion housing a hot tub, circular stone built bar and BBQ with electricity, paved and decked areas, flower and shrub borders and a water feature. Beyond is a gravelled and paved drying area and raised vegetable beds and composting bins. A further grassed area, which is screened and sheltered, could be used as a small paddock or as a site for a pool or tennis court.

In front of the house there is a paved terrace, monoblock parking, extensive lawns and a pathways leading down to the lily pond, with a decked seating area and on the other side strategically placed rocks with a re-circulating waterfall. Beyond the drive is the paddock, with post and rail fencing, and three water points. This is screened and sheltered to either side by mixed wooded strips.

Directions

From the north on the A90 (Aberdeen to Perth dual carriageway) some 3 miles north of Dundee (or 10 miles south of Forfar) turn east, signposted to Murroes (opposite the turning to Tealing). Continue on this road for some 3 miles, passing through Westhall Terrace, and at the junction turn left and proceed to Kellas. Turn right onto the B978 and then take the first turning on the left, signposted South Kingennie, Ethiebeaton, Monifieth and Murroes Church. Proceed for 0.4 miles and then turn left, immediately after the farm steading. Proceed up the hill, past the steading, on Chapel road, on the tarred road for 0.2 miles. At the sign for Parklands of Murroes take the turning on the right. Continue on the farm road, which then again becomes tarred, for 0.7 miles and the gates into Woodville will be seen at the end of this road.

Alternatively, from Dundee take the A90 (Dundee to Arbroath road) and at the Claypotts junction (adjacent to Sainsburys) take the B978. After 0.5 miles turn right and continue on the B978, signposted for Kellas. After 1.2 miles, and just before reaching Kellas, turn right, signposted Murroes Church, and proceed as above.

If coming from the east on the A92, turn off at the Ardestie junction between Carnoustie and Broughty Ferry and take the B962 northward signposted Monikie & Newbigging. Continue for 0.9 miles, then turn left onto Drumsturdy Road (B961), signposted Kingennie. After 1.5 miles turn right signposted South Kingennie and Murroes Church. Continue for 0.9 miles and just before the steading turn right, and proceed as above.

On entering through the gates bear left and proceed round to the front of the house.
