Not far from Todi, in a quiet and reserved location along a stream, renovated former mill with guesthouse and swimming pool. The property (over 400 sqm for a total of 6 bedrooms) consists of two buildings: the mill is an old restored rural building, while the outbuilding was built from scratch. DESCRIPTION OF THE BUILDINGS
The former mill (230 sqm – 2,475 sqft, 4 bedrooms and 2 bathrooms), once used for grinding grain, has been entirely renovated and converted into a charming private house. The lower level, once used only for agricultural activities, has undergone a radical transformation: the millstone room has become a spacious game room, the stables and cellars have instead been converted into a summer kitchen and a convenient garage (currently used as a storage room, but spacious enough to accommodate a car). Outside, the canal that brought water to the mill is still visible.
On the other hand, the upper floor, reached by an external staircase, was the miller’s dwelling and still retains its residential use today. The main door opens to a spacious living room with fireplace and dining area. From the living room, one then proceeds to the kitchen and a small service bathroom. Next to the kitchen, another door leads to the first bedroom. A corridor then starts from the living room to reach the sleeping area consisting of three bedrooms and a shared bathroom. A fold-down staircase, located halfway down the corridor, leads to the building’s turret, which could be refurbished and converted into a lovely viewing room.

The guesthouse (194 sqm – 2,087 sqft, 2 bedrooms and 2 bathrooms), on the other hand, has been rebuilt in traditional style, imitating in every way the look of Umbrian farmhouses. However, the structure is composed of large spaces with large windows and direct exits to outdoor porches. The main door opens to a hallway that leads to the large living room, the service bathroom and the first bedroom. From the living room you then proceed to the kitchen (also with exit to the porch) and the master bedroom with en-suite bathroom. A staircase then descends to the basement where there is a technical room with laundry, a closet and a large hobby room that would be perfect for creating a “home cinema”.

EXTERIORS
The mill is surrounded by 3.9 hectares (9.6 acres) of land. Surrounding the farmhouse is a large 2.6-hectare park, well-maintained and dotted with shade trees. A short distance from the buildings is the 16 x 7 m swimming pool with stone solarium. Next to the outbuilding, hidden by trees and bushes, a solar and photovoltaic system has been installed, allowing the property to be partially independent on the energy front.

The property is surrounded by medium and tall trees (about 6,000 sqm) that shelter the houses from prying eyes and ensure good privacy and confidentiality. The remaining part of the property (about 7,500 sqm), on the other hand, is covered with arable land and grazing land.
