The wine cellar, a stunning facility created inside a 14th century rural building, is equipped to produce up to 95,000 bottles of excellent wines, while the main building could be easily converted into an accommodation business.
Amenities are all available in the two towns of Buonconvento e Montalcino, both less than 10’ away by car. The location of the property, in the hills of Valdorcia, makes it also very easy to visit most of the art cities of Tuscany such as Montepulciano, Pienza, Siena, Volterra and Florence.

DESCRIPTION OF THE BUILDINGS, STATE AND FINISHES
The wine cellar (550 sqm – 5,918 sqft, 1 bathroom) is organized into two separate areas. The first one is located inside the main farmhouse dating back to the 14th century and includes the winemaking areas and the barrique rooms for ageing. The second section is built underground, with its own access from the lower terrace of the property and includes a spacious storage area for the finished products and the bottling line with bathroom and changing room for the staff. Leaned against the wine cellar, on the western side of the building, is a convenient shed (78 sqm – 839 sqft) that is currently used to shelter vehicles and tools.
The owner’s house (320 sqm – 3,443 sqm, 5 bedrooms and 4 bathrooms) covers two floors and is located again inside the old farmhouse, right next to the cellar and connected directly to it. On the lower floor are the entrance room (shared with the cellar), a spacious living room with fireplace, the dining area with open-plan kitchen and bedroom with its own bathroom (also accessible independently from outside). The staircase in the entrance leads to the upper floor, where one can find a spacious sitting room, four bedrooms and three bathrooms.

In front of the main building is a guesthouse (130 sqm – 1,399 sqft, 3 bedrooms and 2 bathrooms) that could be rented out either as a single unit or divided into two smaller apartments:
- Apt. N°1 (70 sqm): living room with open-plan kitchen, two bedrooms and a bathroom;
- Apt. N°2 (25 sqm): studio apartment with cooking corner and bathroom.

Next to the apartments is a small storage (35 sqm – 377 sqft, 3 bathrooms) with bathroom, plus two smaller bathrooms outside that could be used by both the staff of the winery and the guests in the pool.

The property is then completed by several technical rooms (100 sqm – 1,076 sqft in total) that include the water management system, boiler area and storages for tools and equipment.

EXTERIORS
The estate covers, in its entirety, roughly 17.1 hectares (42.2 acres) of land. Over half of the property is covered in vineyards (9.8 ha) while the remaining surface includes a small olive grove (0.4 ha) woodland and arable land (6.3 ha). The farmhouse is surrounded by a 5,700-sqm garden with an Infinity-edge 15 x 8 m panoramic swimming pool overlooking the rolling hills of Val d’Orcia.

The vineyards, in particular, are located in two different areas: roughly 4.0 hectares are planted on the hills around Montalcino and registered as Brunello di Montalcino DOCG, Rosso di Montalcino DOCG and Toscana IGT. The remaining 5.7 hectares are set in the Maremma DOC area.

- Rosso di Montalcino DOC: 7,000 bottles (Sangiovese 100%)
- Maremma Toscana DOC: 15,000 bottles (Sangiovese 25%, Cabernet Sauvignon 20%, Cesanese d’Affile 10%, Syrah 10%, Petit Verdot 8%, Merlot 6%, Ancellotta 6%, Alicante Bouschet 5%, Cabernet Franc 4%, Tannat 3%, Canaiolo 3%)
