Moirah Cottage is situated on the quiet village of Briningham, in an area of unspoilt North Norfolk a short drive to the popular Georgian town of Holt and the North Norfolk Coast. The village is surrounded by undulating countryside with a network of footpaths and bridleways allowing full enjoyment of the cottage’s position. There are good local gastro pubs in the neighbouring villages, notably The Kings Head at Letheringsett and Three Horseshoes in Briston, with everyday shopping a short drive away at Melton Constable, including the renowned ‘Rutland Butchers’.

The bustling Georgian town of Holt is famous for its boutique shopping including Bakers & Larners, Byfords delicatessen and many independent retailers alongside art galleries, interior shops, antiques and jewellers. The town is fast becoming known for its restaurants too, with Michelin starred ‘Meadowsweet’, and some continental offerings such as the Tapas bar ‘Casa Blancas’ alongside cafes including ‘Two Magpies’ and artisan coffee shops such as ‘Cross Street Union’. The renowned Gresham’s Preparatory and senior schools are on the edge of the town, with further preparatory education at Beeston Hall School near Sheringham.

The beguiling North Norfolk Coast is approximately 8 miles to the north at Blakeney, with the village and coastline an Area of Outstanding Natural Beauty and deservedly popular with ornithologists and sailing enthusiasts. There are a plethora of restaurants and pubs in the area, seal trips at both Morston and Blakeney and a network of coastal walks through the marshes and beaches.

Description

Moirah Cottage is the quintessential Norfolk cottage. Dating back to the 18th century, and likely a former estate cottage of Briningham Hall, the cottage enjoys the classic pallet of mellow red brick, lime mortar and neutral colour windows, whilst a more recent addition of a significant brick and flint extension adds an appealing edge to it all. Combine the house with a pretty cottage garden, and tremendous views over rolling farmland, it is a fine example of its type.

The cottage enjoys comfortable and light rooms, with many of the rooms double aspect allowing for plenty of natural light. A charming sitting room is spacious, almost open plan in layout, with exposed beams and an inglenook fireplace with woodburner. The rooms is adept at winter living with a cosy fire, as it is in summer with the French doors our to the gardens. The kitchen, part of the modern addition, also has an open plan arrangement with fitted kitchen and dining area making it a great entertaining space. The dining table is ideally positioned to take in the view of the garden and countryside beyond through the glazed doors. The ground floor is complete with a useful shower room and WC, with a pamment floor staircase hall.   

The three bedrooms are all on the first floor, with family bathroom with velux window providing natural light. The principal bedroom is characterful with beams and ornate fireplace, whilst the two further bedrooms are both double rooms, all accessed off a central landing.

Outside
The cottage is accessed via a farm drive, with open far reaching views across countryside. The entrance to Moirah Cottage is onto a private gravelled parking area. A hedge divides the parking from the garden, which is delightful, with areas of lawn between herbaceous beds and a little wildlife pond. A gravelled area adjoins the house, with wooden edging, and creates an ideal area for outside dining, relaxing and taking in the view. Within the grounds are mature trees, including a fine old apple tree.
