With origins back to Domesday, Sutton Green enjoys a semi-rural situation, within easy reach of all amenities. Located within Green Belt, the surrounding countryside comprises mainly farmland, extensive areas of common land and the Wey Navigation. The village provides a farm shop, pub, golf club, garage and two churches, whilst Sainsbury's supermarket is a couple of miles away. Guildford and Woking provide between them a comprehensive range of shopping, leisure and cultural amenities.

Communications are excellent, with the A3 providing a direct route to London or the south, linking with the M25 at Wisley for the airports and the national motorway network. There is a good rail service from Guildford, Worplesdon and Woking, with journey times to London Waterloo from around 23 minutes from Woking.

There is a wide choice of schools in the area, including Hoe Bridge and St Andrews in Woking, Tormead, Royal Grammar and Guildford High School in Guildford, St Catherine's in Bramley and Charterhouse in Godalming.

Recreational opportunities include sport and leisure centres at Guildford and Woking, golf at Sutton Green, Woking, Worplesdon, West Hill and Wisley. In addition, there is ample opportunity for walking, cycling and riding in the surrounding countryside and along the River Wey.

Viewed from the outside, Lee Place is a picture-perfect Queen Anne style country house, with classically proportioned white walls, sash windows and reclaimed terracotta roof tiles.

However, step inside and you will appreciate the complete rebuild to the highest future-proofing standards which was completed in 2014. The front part of the house still retains some 17th century period features such as the impressive beam and the Inglenook fireplace in the sitting room. The rest of the house is much more modern in feel but remains in tune with the older parts thanks to sash windows.

Key to the house is the central hall and handcrafted curved staircase, lit from above by an oval skylight. All the rooms are accessible from this beautiful central space. Downstairs rooms are versatile and could be used for many different purposes. They are linked to their neighbouring rooms, which creates a delightful sense of light and easy flow.

There is a fabulous Thomas Ford kitchen breakfast room which runs the length of the house, with adjoining patio in similar stone that creates an 'outside in' feel between the wonderful interior and the garden.

Lee Place used to be the farmhouse whose land became the Sutton Green Golf Club.
