Lochlane Smiddy is situated on the scenic South Comrie Road (Strowan Road) which links Crieff to Comrie. The property is surrounded by gently rolling fields, native woodland and pretty hedgerows. The River Earn winds its way from Comrie to Crieff just to the north of Lochlane Smiddy and the more dramatic heathery hills rise up to the west. Crieff is the nearest town and has excellent local amenities including a selection of professional and health services (including a cottage hospital) along with two supermarkets and various independent shops, cafés and restaurants. The Michelin-starred Glenturret Lalique restaurant is located at Glenturret Distillery in Crieff. Comrie is 4 miles to the west. It is a smaller and very pretty town with an active community and its own selection of independent shops, businesses and cafés. The Royal Hotel is a popular meeting place in the centre of the town. Gleneagles Hotel and golf courses are 11 miles away and there are also golf courses in Comrie, Crieff, Muthill and Perth. Fishing is available locally on the rivers Earn and Tay, there are gentle walks directly from Lochlane Smiddy and various lovely pathways around Crieff, Comrie and the old railway line that links to St Fillans. Ben Lawers, Ben Vorlich and the Sma’ Glen are all within 30 miles. Lochs Earn and Tay are 16 and 24 miles away respectively. Perth (20 miles) and Stirling (24 miles) have a wider selection of shops, transport links and professional services. Perth also has a concert hall, museum and art galleries.    Lochlane Smiddy is also particularly very well placed for schooling. There is primary and secondary schooling in Crieff and nearby independent schools include Morrisons Academy and Ardvreck Preparatory school (also in Crieff). Glenalmond College is 11 miles away whilst Strathallan and Craigclowan are on the outskirts of Perth. There are train stations at Perth and Gleneagles and Edinburgh Airport is 50 miles away. There are daily flights from Dundee Airport (41 miles) to London.

Description

Lochlane Smiddy is a charming traditional cottage which has been extended and modernised over the years. In 2019, the property was extended to add two more bedrooms, and underwent a major programme of refurbishment. The accommodation is all on one level. There is an open plan dining / kitchen and a large south facing sitting room at the heart of the house. The bedrooms wrap around the north and east side of the property and a fabulous amount of utility space is laid out in a west wing. The bright entrance hall links the utility wing to the main body of the house. The contemporary kitchen has a lovely farmhouse feel and central island with bar stools. The slate flooring runs into the dining area where there is an old cast iron fireplace and lots of space for a dining table. French windows open to the garden.
