Tetra Retreat is set within the coastal landscape of Aeginitissa on Aegina’s southwestern shore, where the island remains notably quiet even during the height of summer. Positioned among mature eucalyptus and olive trees just above the sea, the property has been conceived as a small collection of independent residences rather than a single villa — a layout that allows privacy, flexibility and a slower rhythm of outdoor living. The organised beach lies a short walk away, while the fishing village of Perdika remains close enough for evenings by the harbour without disturbing the stillness of the setting itself.
Composed of four newly built bungalows and suites across a 1,040 sqm plot, the architecture follows a restrained Cycladic vocabulary softened by warm natural materials and low horizontal forms. Pale rendered walls, shaded terraces and large sliding openings allow the buildings to sit quietly within the dry Aeginetan landscape rather than dominate it. The renderings suggest interiors designed around simplicity and light: soft limestone tones, built-in furnishings, pale timber and linen textures that reflect the muted colours of the island itself.
The two one-bedroom bungalows each provide approximately 50 sqm of interior space, organised around open-plan living areas that extend directly onto private terraces and pools. The larger two-bedroom suites unfold across two levels, combining indoor and outdoor living through wide openings and generous terraces positioned for privacy between the units. Throughout the project, the emphasis remains on independence and calm rather than density, making the retreat equally suited to extended family use, hospitality operation, or flexible seasonal living.
Each residence is paired with its own infinity-edge pool and approximately 260 sqm of outdoor space. Terraces are designed as extensions of the interiors, shaded where necessary and oriented towards the surrounding vegetation and open sky rather than neighbouring buildings. In the late afternoon, the eucalyptus trees cast long moving shadows across the pale stone surfaces, while the sea air rises softly inland from the nearby coast.
Inside, the interiors follow a deliberately understated palette. Built-in kitchens, concealed storage and low-profile furnishings maintain visual simplicity, allowing natural light to define the spaces throughout the day. Bedrooms are calm and minimally detailed, with soft neutral textiles and carefully framed openings connecting the rooms to the terraces outside. Bathrooms continue the same material language through muted stone finishes, integrated lighting and clean architectural lines.
The project’s separation into four distinct accommodations creates unusual flexibility. Families or groups can remain connected while preserving independence, while the layout also lends itself naturally to boutique hospitality use or seasonal rental operation. Delivered turnkey and fully equipped, the residences include built-in kitchens, air conditioning, solar water heating systems and integrated finishes designed for immediate occupation upon completion.
Aeginitissa remains one of the quieter parts of Aegina, characterised by small coves, low hills and pine-covered coastline rather than dense development. From the property, both the beach and Perdika’s waterfront tavernas are easily accessible, while Athens remains within practical reach by ferry, allowing the retreat to function comfortably as either a permanent island base or a weekend escape from the city.
As evening settles across the site, the landscape becomes almost silent apart from the movement of the eucalyptus leaves overhead and the distant sound of water below the hillside. The architecture, low and pale against the earth tones of the island, begins to disappear into the light.
