Location

Lime Trees was constructed in 2007 on land that once belonged to neighbouring Garth House. The house sits comfortably between two avenues of lime trees and is one of several properties that are set within the grounds of Garth House. Garth is a small community about a mile from the conservation village of Fortingall. Aberfeldy (7 miles) is the nearest town and has all essential services including a medical centre. There is also a great selection of independent shops, art galleries, cafés and restaurants as well as a cinema.

Lime Trees is perfectly placed for enjoying some of highland Perthshire’s scenery. Several well-known beauty spots are within easy reach including Tay Forest Park, Glen Lyon, Fortingall village, the Falls of Dochart at Killin, Kenmore beach on Loch Tay, The Queen’s View at Loch Tummel and the Pass of Killiecrankie. Schiehallion and Ben Lawers are two local Munros and various water sports take place on nearby lochs and rivers with the rapids at Grandtully being popular for canoeing and rafting. There are golf courses at Aberfeldy, Strathtay, Kenmore and Pitlochry, and any number of beautiful walking and cycling tracks can be explored in the area. Fishing, shooting and stalking can all be taken on local estates.

Lime Trees has all the benefits of a highland location, while remaining very accessible. Perth is only 38 miles south via the A9, while Edinburgh and Glasgow are both within about 83 miles. Pitlochry railway station (22 miles) also has direct links to Inverness and London.

Description

Lime Trees has a refreshing modern design with plenty of floor to ceiling glazing beneath a more traditional slate roof. The front door is within a fully glazed porch that opens to a split level reception hall. An immaculate and comfortable sitting room has an efficient wood burning stove at one end and floor to ceiling windows at the other. Glazed doors connect this room to the sun room which in turn has two external walls of glass and a vaulted ceiling. It is decorated in calm neutral tones and is a lovely space to entertain in, particularly in the summer when its glass doors can open into the garden. On the upper level of the reception hall there is a bright and lofty reception space which could work well as a dining area. The kitchen also has a high vaulted ceiling. Cherry wood kitchen units are topped with black granite and at its heart is a beautiful deep yellow four oven AGA. The kitchen is connected to a utility room with back door. There is space to eat in the kitchen. There is also a double bedroom currently used as a dining room across the hall, as well as a double bedroom currently used as a workroom. There is also a study and shower room.

There are two elegant timber and wrought iron staircases at Lime Trees; one on either side of the reception hall. One leads to the principal bedroom suite which is a luxurious room with built in wardrobes, fabulous views and a shower room. The second stair leads to two double bedrooms and a bathroom.

Outside
Lime Trees is set in about 0.63 acres. The garden has been designed to be easy to maintain whilst also providing colour and interest all year. There is a terrace outside the sunroom and a sheltered courtyard area to the rear of the house.

An attractive timber clad double garage has a mezzanine above which could make useful office or studio space if required.

Directions

From the A9 at Ballinluig take the A827 west signposted to Aberfeldy. At the crossroads in Aberfeldy turn right onto Taybridge Road (B846) and head towards Coshieville. After approximately 4 miles turn left at Coshieville towards Fortingall and Fearnan. The entrance to Garth is after 1.8 miles on the right hand side. Follow the drive and Lime Trees is signposted at the first turning on the right.
