Mouse Cottage sits in the heart of the village of Strathtay within the grounds of its Golf Course. To the north a bracken covered hillside is interspersed with native woodland that is carpeted with bluebells in the spring and vibrant with colour in Autumn. Strathtay is a picturesque highland village located on the banks of the River Tay. It is characterised by a mixture of pretty traditional cottages and impressive Victorian villas in large established gardens. Strathtay has a local shop (with post office) and is linked via a bridge to the village of Grandtully on the south side of the river. Grandtully has a primary school, village hall, and two popular hotel/restaurants, as well as a chocolatier with café and gift shop. Both villages have active and friendly communities.

Strathtay is well placed for enjoying the varied and beautiful local scenery. Highlights include the Rob Roy Way; a 79 mile walk that passes Mouse Cottage on its way to Pitlochry. Others include the Birks of Aberfeldy waterfall walk, The Strathtay Cycle Path which follows the old railway line, and the River Tay’s rapids at Grandtully. There are endless opportunities for walking, cycling, climbing and water sports in the wider area with Schiehallion and Ben Lawers being the nearest munros, and a golf course at Aberfeldy as well as Strathtay. Lochs Tay, Tummel and Rannoch are popular for paddleboarding, swimming and sailing (there is a watersports centre at Kenmore and a sailing club on Loch Tummel) and fishing is available on the Rivers Lyon, Tummel and Tay as well as local hill lochs.

Aberfeldy (6 miles) and Pitlochry (10 miles) provide a selection of independent shops, cafés, galleries and essential services. Breadalbane Academy offers primary and secondary schooling. Pitlochry has a railway station with regular services, including the London to Inverness sleeper. The A9 provides quick access north and south towards Inverness (94 miles), Edinburgh (70 miles) and Glasgow (83 miles).

Description

Dating from around 1850 and formerly part of the Tullypowrie Estate, Mouse Cottage is a hidden gem in Strathtay. Tucked away at the end of a private track and surrounded by the golf course, it is easy to miss this characterful cottage unless you know where to look. The house underwent a comprehensive refurbishment in 2018 when great care was taken to preserve its original charm whilst injecting new character and creating new spaces. Mouse Cottage is a warm, welcoming, quirky and comfortable home that is brimming with personality.

The timber clad front porch doubles as a sunroom with south-facing views over the garden. The kitchen has pretty deep-silled windows and room for both a dining table as well as comfortable seating. The Studio
Along with all the renovations at Mouse Cottage, the garden studio was designed by local architect CASA. Completed in 2018, the south facing garden studio has a fabulous outlook over the garden and golf course towards the village. Currently an invaluable artist’s workspace, it is insulated and fitted with light, power, water and a wood burning stove. The studio offers great flexibility as a work, hobby or relaxation space.

Planning Permission (20/00249/FLL)
Planning Permission (now expired) was approved in 2020 for the extension of Mouse Cottage to add a bathroom to the main bedroom on the first floor and a carport below. Further details are available from the selling agent.


Outside
The garden at Mouse Cottage is a particular highlight of the property. It has been beautifully designed and planted, to create a series of outdoor rooms that make the garden feel much larger than its 0.27 acres. Directions

From Perth, take the A9 north and exit onto the A827 at Ballinluig, signposted to Aberfeldy. Continue for approximately 4 miles and turn right just before crossing the River Tay, towards Pitnacree and Strathtay. Follow this road for 0.8 miles into Strathtay and take the right hand lane signposted to Mouse Cottage. The property sits at the top of the lane within Strathtay Golf Course.
