This 1,110-hectare estate is located in the hills of the Val d’Elsa, not far from the village of Casole. At the center of the estate, in a characteristic rural hamlet, is the main villa with private park and outbuilding, while the rest of the property is divided into six farms (two of which are used as an Agriturismo) that could accommodate several farmhouses and villas. THE EXISTING BUILDINGS
The main villa (1,740 sqm – 18,722 sqft, 11 bedrooms and 9 bathrooms) is set within a charming medieval hamlet and has private access via a tree-lined driveway. Finely restored, the building houses eleven bedrooms and nine bathrooms, as well as eight beautiful reception rooms, two offices, wardrobes, two kitchens, dining rooms, games room, gym and tasting room with adjoining wine cellar. Next to the villa is a large outbuilding (510 sqm – 5,488 sqft) currently split into four apartments. The two buildings share an 8 × 4 m swimming pool located in the paved courtyard bordered by the two blocks. On the eastern side of the hill, around the tree-lined driveway, stretches a beautiful 7,500-sqm park with views of the Sienese hills.
Podere A (656 sqm – 7,058 sqft, 11 bedrooms and 8 bathrooms) consists of three rural buildings, located downstream from the hamlet. The first building, a renovated old farmhouse, is structured on two floors and houses five apartments in addition to the reception, two breakfast rooms and the laundry on the ground floor. Behind the farmhouse is also the 13 × 7 m swimming pool reserved for guests and shared with podere B.

EXTERIORS
The farm spreads over an area of nearly 1,110 hectares, about half of which is covered by forest (595.5 ha). The remaining areas are given over to arable land (172.0 ha), olive groves (0.4 ha with planned planting up to 26.3 ha as a result of the grubbing up of the woodlands planted in past years, see below), a small vineyard (2.2 ha), pastures (145.7 ha) and fallow land (134.2 ha).
As for arable land, the predominant crops are alfalfa (146.4 ha), animal fodder (7.7 ha) and barley (17.9 ha). Several lakes and ponds scattered all around the property allows irrigating the fields.

Large portions of arable land and pasture (about 59.4 ha) had been used for wood arboriculture in the past, with variable and not always optimal results. The final deadline for commitments was in 2020, and consideration was given to uprooting trees (cherry and walnut trees predominantly) and converting a portion of the land (43%) to olive groves, considering the areas with best exposure for modern olive growing.

The farm also currently includes an organic and semi-wild Limousine cattle breeding farm, with an annual presence of around 150 heads (including adults and calves).

The farm, for easier management, could also be split into six estates (excluding the portion of the villa with the park and outbuilding), each around the buildings mentioned above. Below is an outline of the dimensions thought for a possible subdivision.

USE AND POTENTIAL USES
The property, which is already largely usable for receptive and agricultural purposes, has enormous potential due to the large volumes and impressive expanses of land available. The land is also very suitable for the planting of vineyards and olive groves if one wished to take the path of oil and wine production, exploiting part of the volumes for the creation of a modern wine cellar.
Alternatively, the construction of other farmhouses and/or villas on the various poderi would allow the estate to be divided into several parts to be managed separately in a receptive function or to be resold as independent properties once completed.
