Parkcroft is situated on the northern edge of Coupar Angus. The house is south facing and set in 0.6 acres of private garden. The house overlooks one of the town’s parks on its west side and from the upper floor there is a fabulous view over the River Isla and up to the Angus Glens and the Perthshire Hills. Coupar Angus is a well-served rural town with a medical centre, supermarket, post office, fuel station and the Red House Hotel which is a popular local meeting place. More local amenities in Blairgowrie (4 miles) include a cottage hospital, three supermarkets and a variety of independent shops and restaurants. Perth and Dundee (both within 15 miles) are almost equidistant from Parkcroft and offer a wider range of professional services, high street shops and leisure facilities.    There is a primary school in Coupar Angus whilst Blairgowrie has both primary and secondary schools. Parkcroft is also well placed for access to private schooling at Craigclowan, Glenalmond, Strathallan, Kilgraston (all near Perth) and The High School of Dundee; all within 25 miles.

The beaches and fishing villages of the east coast, the Perthshire Hills and the Angus Glens are all easily reached and there is skiing at Glenshee (about 28 miles) as well as salmon fishing on the rivers Tay, Isla and Ericht. There are three golf courses at Blairgowrie (including a championship course), a further three courses at Alyth and a newer course at Piperdam Country Club near Dundee. Golf courses at St Andrews, Carnoustie and Gleneagles are all within 33 miles.

Description

Parkcroft was built in 1986 to a unique and highly specified design. The current (second) owners of the property have enjoyed modernising and refurbishing the house over the years and it now has a fabulous bright, spacious and modern interior. On the ground floor the hallway neatly separates the living accommodation from the bedrooms. At the west end of the house is a large sitting room. French windows fill this room with southwesterly light and open to the garden in good weather, whilst an efficient wood burning stove warms the room in the winter. There is lots of space for a dining table so the room is ideal for entertaining. The kitchen also has a dining area and is helpfully connected both to the utility area and the boot room beside the back door. At the east end of the house there are four double bedrooms (three with built in wardrobes), a bathroom and a shower room. On the first floor there are three large and versatile rooms. Currently these are used as a gym, a living room and a luxuriously big bedroom with en suite shower room. The views from these rooms are fabulous, particularly from the living room which has picture windows looking over the River Isla to the hills beyond.

Garden
Parkcroft sits in a private garden of about 0.6 acres. At the front of the house is a central roundel planted with colourful shrubs and space to park and turn several cars. Behind the house the garden is enclosed and mainly grass with mature plants around the borders. On the southwest side of the house is a verandah with a decked and block paved terrace. There are also four raised beds ready for planting.

Directions

On entering Coupar Angus from Perth, Dundee or the east, arrive at the mini roundabout beside the Red House Hotel and take the exit towards Blairgowrie. After about 200 metres turn left onto Bogside Road and after about 500 metres turn right onto Butterybank Road. The entrance to Parkcroft is on the left hand side after about 50m.
