Location

East Hagbourne is a pretty and active village, with easy access to the motorway network via the A34, and rail network via Didcot Parkway.

The village has a church, village hall, community shop and post office, primary school, and popular Fleur de Lys pub.

There are numerous footpaths and bridleways to enjoy from the village and the Sustrans Cycle Track makes for an easy cycle commute to both Didcot and the Harwell Science Park.

Day to day shopping can be found in Didcot or nearby market town of Wallingford. There is an excellent choice of state and independent schools in the area in Abingdon, Oxford and Didcot.

With its chocolate box charm, Yew Tree Cottage, dating back to about 1640, is a delightful thatched family home tucked away off a no through lane within a conservation area.   To the ground floor, slate tiled throughout, is a 30 ft kitchen/dining/living room with Rangemaster oven and painted wood units beneath wooden worktops, vaulted beamed ceiling, decorative fireplace and underfloor heating, walk-in larder, as well as a good sized sitting room with beams and fireplace, study/bedroom 3, boot room and family bathroom with roll topped bath.

Upstairs are two good sized bedrooms. The principal bedroom has a walk-in dressing room and en suite shower room.

The cottage is double glazed and has aged ledge and braced doors throughout and was largely re-thatched in 2023. Unusually, it is not listed.

Outside
Hidden behind a delightful thatched wall, an arched gate opens to an enchanting secluded garden. Wisteria and roses festoon pergolas, gravel paths split and divide to different areas of the garden, flowerbeds brim with spring bulbs and herbaceous planting. Hakka’s Brook meanders through the garden with a wooden bridge crossing over to an orchard with apple, pear, plum, greengage and cherry trees.

Looking out over the garden is a separate thatched office/garden room with underfloor heating (currently used for storage), clad with waney edge boarding and a separate detached guest annexe with en suite shower room overlooking the stream.

There is a gravel driveway with ample parking situated in front of the thatched wall.

Directions

From Oxford or London, take the A34, exiting at Milton Interchange. At the roundabout exit for A4130 to Wantage and Harwell. After two miles at the roundabout turn left onto A417 to Blewbury. After two miles turn left to West Hagbourne. After leaving the village, turn sharp right to East Hagbourne. Follow the road, passing the pub on your left. At the memorial fork right to Blewbury. Follow the road round and turn right into Fieldside. Yew Tree Cottage is on the right after a short distance.
