Location

Tigh Na Blair is located in a sunny rural setting between the village of Meikleour and the town of Blairgowrie. Meikleour (home of the world’s tallest beech hedge), is one of Perthshire’s prettiest villages and has a busy hotel and village hall at the centre of its community.

The nearest amenities are in Blairgowrie which has primary and secondary schooling as well as health and professional services. Blairgowrie also has four supermarkets and various independent shops, cafés and restaurants.

Dunkeld, 12 miles to the west, is much loved for its riverside setting, picturesque streets, historic cathedral and artisan shops and cafés. Perth and Dundee are 14 and 21 miles away respectively, and have a wider range of travel connections, high street shops, cultural opportunities and professional services.

From Tigh Na Blair it is easy to enjoy Perthshire’s scenic and varied countryside whether walking in the Perthshire hills and Angus Glens, salmon fishing on local rivers Isla and Tay, mountain biking in the woods at Dunkeld or enjoying wildlife at local lochs. The bluebell woods at Ballathie (6 miles) are a local highlight in May.

Golfers will enjoy the proximity of some of Scotland’s finest championship golf courses including Gleneagles, St Andrews, Carnoustie (all within 34 miles) and The Rosemount Course at Blairgowrie Golf Club.

Description

The original cottage at Tigh na Blair dates from the early 1900s. The property has been meticulously cared for over the years. At its heart is a lovely open plan kitchen / living / dining room. The kitchen has a farmhouse feel with an oil fired AGA (as well as an electric oven and hob) and space for a dining table.

A broad arch opens into the living room which has a fireplace with stove, a charming window seat and space for comfortable seating or for a dining table. Tigh na Blair also has a more formal sitting room with open fireplace, lofty ceiling, French windows and a floor to ceiling south facing picture window spanning its gable end. There is a main bedroom with en suite bathroom as well as two further bedrooms and a wet room. Lovely oak flooring has been fitted in bedrooms 2 & 3 and their corridor. At the front of the house is a welcoming reception hall whilst at the rear is useful utility space and an office.

Outside
A private driveway of about 100m leads to Tigh na Blair and is lined with daffodils in spring. There is a large gravel parking area beside the house. The grounds extend to about 1.5 acres in total. Neat lawns around the house are interspersed with specimen trees, spring bulbs and herbaceous borders. Rhododendrons and magnolias are amongst shrubs that add colour and variety to the garden. There is a sheltered terrace beside the sitting room which is a suntrap in good weather and being almost entirely enclosed by hedges the garden is very private. Beside the driveway there is about 0.9 acres of ground that would be ideal for keeping chickens, hobby livestock, planting an orchard, creating a productive garden or even putting up ancillary buildings (subject to obtaining relevant permissions).

Directions

From Perth take the A93 north towards Blairgowrie. After about 10 miles cross the River Isla and pass the Meikleour Beech Hedge. Continue heading north on the A93 for about 1.8 miles, passing the turning for Meikleour. Take a left turn at the signpost to Gothens, following this for just over 500m until it bends sharp right and then after about 350m turn sharp left and the gateway to Tigh na Blair is 400m along on the left hand side.
