Stroneslaney is situated in a superb rural setting in Loch Lomond and The Trossachs National Park, with spectacular views to the northeast towards the stunning peaks which include Ben Vorlich. The house is set back from a quiet single track road which winds its way between the popular villages of Strathyre and Balquhidder. Although the rural situation is idyllic, the property is not too far from the major cities of Edinburgh (60 miles), Glasgow (45 miles) and their international airports.

Nearby Balquhidder is less than 2 miles away, and is one of Scotland's most scenic glens, whilst being highly accessible to central Scotland. It has an active local community centred around the village hall, and there is also a church and the award winning Monachyle Mhor Hotel (6 miles) which is popular with both locals and visitors alike. There are many beautiful walks nearby with Loch Voil, Ben Mor and Stob Beinnen all on the doorstep. Loch Earn is a major water sports centre with both water skiing and sailing and there are also many opportunities for shooting, fishing and stalking on local estates in the area. As well as being beautiful, Balquhidder has a rich history, having once been home to the clan MacLaren and becoming the final resting place of Rob Roy McGregor whose grave is said to be in the nearby Balquhidder churchyard.

Description

Stroneslaney Farmhouse is an attractive, stone built property thought to originally date back to the mid to late 1700s. The house is nestled in the Strathyre Forest, but sits in an elevated setting overlooking the River Balvaig, with dramatic and panoramic views up the glen beyond. The house has beautiful gardens extending to about 0.95 acres, with the lower part running down to the picturesque riverbank. The house retains an abundance of its original character, and notable improvements include a full roof replacement in 2013, and the house's electrical wiring including fuse box and plumbing were fully replaced in 2011.

The two principal reception rooms sit on the ground floor set either side of the main entrance hall. The sitting room holds a great deal of traditional character with features such as exposed ceiling beams, an exposed stone wall set under a vaulted ceiling, and a fixed timber mantel spanning the width of the room with a log burner underneath. A door leads out into the garden. The dining room is also a very cosy and characterful living space, with an exposed stone wall with log burner set within, and timber ceiling beams. Both rooms, as well as the kitchen, have fabulous views. The kitchen has fitted units, a dark blue AGA, Bosch dishwasher and clothes pulley. A door from here leads to the back porch with a utility / boot room off which is plumbed for laundry appliances, and there is also a door leading into the garden. From the dining room, a corridor with WC and coat cupboard off, leads to the ground floor bedroom. This has its own en suite shower room.

A staircase from the entrance hall leads up to the first floor landing. There are three double bedrooms, all with front-facing views to make the most of the beautiful outlook over the river and up the glen. The largest of the three bedrooms has fitted wardrobes and a wash basin. A garden room sits to the rear overlooking the garden to the woodland beyond. It is fully glazed on all four sides, with a door leading onto the raised terrace which has steps down to the garden beyond. The first floor is completed by a bathroom, with both a bath and a separate shower.

There are extremely useful outdoor storage options at the property. These include a double, open-ended garage / workshop situated to the west of the house, with a lockable tool store at the back. To the eastern side of the house is an external staircase giving access to loft storage. The driveway sweeps up alongside the front garden, past the front of the house and up to the garage. There is a large gravelled parking area here too.

The garden is in three sections. To the front of the house, there is a lawned upper garden and a nice area for outdoor dining from which to enjoy the spectacular views towards the hills. Below, across the road, sits the riverbank garden. A mix of mature broadleaf and evergreen trees run along the western boundary. The top garden sits behind the house and is a wonderfully sheltered area, surrounded by mature woodland to the south and west. A stream passes through with a small waterfall flowing into a pond. A lovely flagstone patio / barbecue area is positioned just outside the sitting room, with stone steps up to the garden.
