Location

7A Rose Lane has a quiet setting, shielded by the high wall to the former Madras College grounds, in a lane off South Street. It is well placed for the shops, bars and restaurants in the town centre but is set back from the hustle and bustle of the main shopping streets. It is also well placed for the University with a new college being planned for the neighbouring Madras College site.

St Andrews is renowned worldwide as the Home of Golf. The Old Course is a regular host to the Open Championship which will next be held there in 2027. There are now six further golf courses run by the St Andrews Links Trust, in addition to the many other golf courses in the area, including the Duke's Course, two courses at Fairmount, St Andrews Bay and Kingsbarns.   

St Andrews has a good selection of shops, hotels and restaurants. The town is well known for its university which was Scotland's first and is the third oldest in the English-speaking world, founded in 1413.

Access by rail, road and air is good. Leuchars railway station (4 miles) is on the main Aberdeen to London line and provides a fast link to Dundee and Edinburgh. Edinburgh Airport, with its increasingly wide range of domestic and international flights, is only 50 miles.

7A Rose Lane is a modern, detached, single-storey house completed in January 2025. It was built by Mark Wilson who has a reputation for building high quality modern houses in St Andrews which complement the surrounding, historic built landscape.

7A Rose Lane is built of timber frame construction with stone walls under a pitched slate roof. The south façade has folding, glazed doors connecting to the kitchen / living room. It is well finished with a high quality kitchen and shower room and oak parquet flooring throughout.

There are metal gates at the end of Rose Lane with a footpath leading to 7A Rose Lane and the flats beyond.

The front door gives access to a corridor with a recess with coat hooks.

Living room / kitchen with folding, glazed doors to the south facing terrace. Wooden topped units with sink, Neff halogen hob, electric oven, dishwasher and integrated fridge.

Shower room with electric shower, WC, wash basin and heated towel rail. Shelved cupboard. Separate laundry cupboard with Samsung washing machine and shelves above.

Two west facing bedrooms each with twin wardrobes with hanging rail and shelves.

Outside

Along the west side of the house is a wide gravel pathway with a newly planted hedge. To the south of the house is a paved terrace with flower beds around. The glazed door can be pulled back to fully connect this to the living room / kitchen. A lattice, wooden fence divides off the neighbouring property beyond.

To the north is a paved area with space to park two cars. There is an electric car charging point and bin storage area with a slatted wooden fence.
