Location

Little Tombane is located in Strathbraan; a beautiful slice of highland Perthshire just 6 miles west of Dunkeld. The property is approached by a private hill road and sits on a gentle south facing slope with scenic southerly views. With just one close neighbour, Little Tombane has peace, privacy and a beautiful setting.

Dunkeld is the nearest town and its amenities include a Co-op, health centre, dentist, school and train station with services to Edinburgh, Inverness and London. However it is better known for the small businesses and cultural activities that are flourishing in its picturesque streets. These include an artisan bakery, a delicatessen, traditional music evenings, riverside beer gardens, galleries and craft shops. Dunkeld is linked to Birnam which has a post office and an arts centre. Aberfeldy (12 miles north) is a similarly pretty town on the River Tay with Kenmore and the shores of Loch Tay just 6 miles further west. The area draws visitors from far and wide because of its scenery and the variety of outdoor activities which can be enjoyed in the hills, lochs, rivers and golf courses. Crieff (17 miles) has an excellent choice of schooling with its community campus as well as independent education at Morrisons Academy and Ardvreck Prep school. Craigclowan, Strathallan and Glenalmond schools are also within 20 miles. Perth and Dundee are 20 and 34 miles away respectively and Edinburgh Airport is 60 miles from Little Tombane.

Description

Little Tombane is believed to date from the 1880s. Over the years the property has been renovated and extended and whilst there is scope for further modernisation it has been very well maintained over the years. The main entrance is via a stone porch at the rear of the house where there is a useful utility/boot room and WC. The dining kitchen is in the centre of the property and has a friendly farmhouse atmosphere with its timber cabinets and a two oven Rayburn. The kitchen also has an electric oven/hob and a wine fridge. Double glazed doors connect the kitchen to a west facing sunroom which in turn opens to a sheltered terrace. In the original part of the building there are two sitting rooms either side of the original front entrance. The sitting room has an open fireplace whilst a smaller sitting area which is open to the stairs has an efficient wood burning stove. Pretty astragal windows frame views of the garden. On the first floor three charming bedrooms are served by a bathroom with a freestanding bath and separate shower.

Outbuildings
There are two attractive stone outbuildings in the grounds of Little Tombane. The first one is divided into two stores. It was formerly a byre and sits perpendicular to the main house, creating a courtyard feel at the entrance to the property. The second barn is in the garden and is currently used as storage. Both outbuildings have been well maintained and offer plenty of potential. Subject to obtaining the relevant consents they would be ideal as office/studio space, a guest bothy or even kept just as they are for storing outdoor equipment and garden machinery (please note the sale plan indicates two small stores attached to either end of the old byre nearest the house but these no longer exist).

Garden
Little Tombane has a mature garden of approximate two thirds of an acre which is largely mown grass enclosed by a neat beech hedge.
