Location

Mains of Tulloch is located within the Forbes Estate in an extremely peaceful location on the edge of the Howe of Alford approximately (27 miles) west of Aberdeen, 25 minutes from Aberdeen Airport and four miles northeast of the village of Alford.

The local village of Keig has a good local primary school while secondary education and local shopping is at Alford. Alford Academy has an associated community centre with a swimming pool, sports hall and a library.

Alford is a thriving community with a butcher, baker, Co-op mini store, hairdressers, doctor, dentist, vets, vintage shop, gym, podiatrist and baby shop. Cafés and restaurants include The Bistro and Chloe's Kitchen and several takeaway outlets. Attractions include the popular Alford Transport Museum which has a café, Alford Heritage Museum, the dry ski slope and Haughton and Murray Parks with mini steam railway. The recently refurbished Forbes Arms Hotel with restaurant overlooking the River Don is close by at Bridge of Alford, whilst the Kildrummy Inn, voted Scotland's Best Inn in 2024, is located 15 minutes away. Alford has an excellent 18 hole golf course with others nearby at Insch, Kemnay, Aboyne, Ballater and Banchory. Fishing is also available nearby on the River Don on the neighbouring estate.

Description

Mains of Tulloch is a detached estate farmhouse which has in the past been extended at the front and rear elevations and has a conservatory on the north gable. Now requiring complete modernisation, the house at present comprises a lounge with wood burning stove; dining kitchen with range cooker and ceramic sink; pantry, downstairs bedroom and WC and two further bedrooms and a bathroom on the first floor.

The sale includes a stone-built steading of former farm buildings, most of which are traditional in style and built with stone walls and slated roofs. They include an L-shaped building; a detached barn which is lofted with an external stairway at one gable; and a bothy and store with central chimney. Infilling the courtyard formed by these three buildings is a tin roofed shelter, and a detached part-lofted building with an end section added.

The stone-built steading may well have development potential, subject to acquiring the necessary planning consents or could be reinstated as stabling or for livestock for prospective equestrian or smallholding buyers.

Outside: The farmhouse sits in about six acres, made up of two acres of grounds around the house and buildings and an adjoining area of agricultural land in grass of approximately four acres. The grass paddocks included with the property do not appear to have been grazed recently.
