Location

Thistle Lodge is one of only 10 houses in a small rural development at New Fowlis. Just to the north is the old village of Fowlis Wester with its historic village square, church and village hall. There is a thriving community spirit in both villages. Crieff is 5 miles west of New Fowlis and is an increasingly well served town with a choice of supermarkets and plenty of independent shops, galleries, cafés and restaurants including the Lalique Glenturret Michelin-starred restaurant. The town has a health centre and various professional services as well as leisure facilities at the Strathearn Community Campus and also at The Crieff Hydro. Gleneagles and its golf courses are about 11 miles south and more locally there are golf courses at Crieff, Comrie and St Fillans. The hills of the Sma' Glen and Ben Vorlich make a picturesque backdrop to the area and there is any amount of hill walking, climbing, fishing and water sports to be enjoyed in the surrounding countryside.

In addition to primary and secondary schooling at Crieff's community campus, there are two independent schools in the town: Morrisons Academy and Ardvreck Prep School, with further independent schooling at Glenalmond College (5 miles), Craigclowan and Strathallan (both within 20 miles).

Perth (13 miles), Dundee (36 miles), Glasgow (54 miles) and Edinburgh (56 miles) are all easily accessible from New Fowlis.

Description

Thistle Lodge was built in 2000. It has a timeless traditional design with white rendered walls, dormer windows and a slate roof. Over the course of the last five years, the house has been comprehensively refurbished and the interior now has great character as well as being contemporary and comfortable. At the heart of the house is an open plan sitting/dining/kitchen which spans the whole width of the house. Southerly light streams into the kitchen which has farmhouse-style cabinets, a range cooker and a central island. At the other end of the room French windows open to the garden and a wood burner keeps this space cosy in the winter. In the centre of this room is space for a large dining table. The formal sitting room has a wood burning stove, lots of built in bookshelves and makes the best of its south facing aspect with sliding glass doors opening to a pretty veranda. A smaller adjacent sitting room is used as a relaxed television room, while tucked away at the back of the house a peaceful home office overlooks the back garden. Practical spaces on the ground floor include the entrance vestibule, utility room, WC and under stair storage.

On the first floor a luxurious main bedroom suite occupies the entire roof space of the east wing of the house. This bedroom has two dormer windows (one with a balcony) and connects to a dressing room with built-in storage (and scope for more) which in turn leads to a beautifully decorated contemporary bathroom. Being accessed from its own stair it is separate from the rest of the bedrooms. Off the main landing there are four further double bedrooms. Bedroom 2 is a large bright room with built in wardrobes and double doors into its en suite bathroom. This room has a Juliet balcony overlooking the back garden. The three remaining bedrooms share a bathroom. They are all stylishly decorated and bedroom four is currently used as a second office.

Outside
The garden at Thistle Lodge is a particular highlight of the property having been recently re-landscaped and planted. At the front of the house a south-facing veranda is surrounded by herbaceous borders that provide a colourful outlook from the formal sitting room. To the rear of the house the beautifully planted, terraced garden creates a fabulous backdrop. A paved area immediately behind the house is ideal for garden furniture and sitting out in summer. Steps lead up to a grassy terrace where semi-circular beds flank steps to a pretty gravel path and a summer house. An ornamental pond has waterlilies and irises whilst on the top terrace there are fruit trees. Trees and shrubs of various heights and colours have been strategically planted throughout the garden and boundary hedges provide almost total privacy.

From Perth follow the A85 to Crieff. Drive through Methven and after another 6 miles, the turning to New Fowlis is on the left hand side. After almost 200m, where the road starts to bend to the right, turn left into the small development at New Fowlis. Thistle Lodge is the second house on the left.
