Location

Tatha View is situated in a small hillside development on the south side of Kenmore directly overlooking Loch Tay. Kenmore is a picturesque Georgian town situated at the east end of Loch Tay overlooking its own beach and with an old stone bridge straddling the River Tay as it begins its journey to Dundee. Breadalbane Academy provides nursery to secondary education and its Community Campus with swimming pool, squash courts, gym and climbing wall amongst other facilities, is available to visitors and residents in the area. Pitlochry (20 miles) has a theatre and a railway station with daily links to London. Kenmore is perfectly located for enjoying the outdoors with opportunities for golf, watersports, fishing, walking and cycling all on the doorstep. Perth (38 miles), Glasgow (70 miles) and Edinburgh (82 miles) are all easily accessible to the south.

Description

Tatha View is one of just eight properties perched on the hillside in the Braes of Taymouth development which was built in the early 1980s. In 2020, the property underwent a major programme of refurbishment, including a fabulous extension. Triple glazing and internal wall insulation were fitted throughout the property which was also given a new kitchen and additional bathrooms. The interior is now stylish, contemporary, comfortable and energy efficient. The accommodation is split over three levels with the reception hall and two bedrooms at entrance level, two further bedrooms on the top floor and open plan living/dining rooms on the ground floor. Brass fittings and herringbone tiling give the kitchen lovely character. A breakfast bar divides it from the dining area which has space for a table beside French windows. The dining area is open to the sitting room where sliding doors frame a beautiful view of the loch and provide access to the balcony. A double sided wood burning stove is built into the wall and adds warmth and atmosphere, linking to a separate sitting room (in the extension) which also has access to the balcony and is an excellent independent space in which to work and read.

At the top of the house the main bedroom looks out over the loch and has an en suite bathroom with freestanding bath, large shower and underfloor heating. A second double bedroom on this floor is served by a separate bathroom with shower. Two further bedrooms at entrance level are linked by a Jack and Jill shower room. Usefully, there is also a utility room tucked under the stairs and a separate WC for guests. Tatha View has worked well in the past as a permanent home, a second home and as a popular holiday rental (it has a Short Term Letting Licence which is valid until 2027). It is beautifully presented, modernised and in turn key condition.


Outside
Tatha View is accessed via a shared private road, and parking is beside its double garage. Steps lead down to the front door of the property. The balcony was completely re-built when the property was extended and has a smart, unobtrusive glass and steel balustrade with steps down to the garden. The garden is terraced and neatly divided into sections that are mainly down to grass with shrubs and some fruit trees. A burn runs down the eastern boundary of the garden not far from a stepped path that leads directly to the beach.   The balcony has lots of space for outdoor furniture and beneath it are cavernous garden / log stores.

Directions

Approaching the village of Kenmore on the A827 from Aberfeldy, bear left onto the south side Loch Tay road and then take the road immediately to the left; follow this up the hill and take the first left again. The entrance to Braes of Taymouth is on the left hand side. Tatha View is the second house on the right hand side with parking beside the garage.
