- The lease duration can be longer than 18 months. - Smoking is prohibited inside the property, including cannabis and vaping. - Subject to credit, employment and background check at the lessee's charge. Following a verification to the lessor's satisfaction, the equivalent of one month lease will be remitted to the lessor upon lease signature as a safety deposit. - The lessee will show proof of tenant's liability insurance of a minimum of $2,000,000 no later than 5 days prior to occupancy, as well as upon lease renewal. - Any repair of an ordinary nature will be the responsibility of the lessee up to $350. The lessee will use suppliers approved by the lessor. - Any repair to appliances or heating equipment will be borne by the lessor, unless the lessee is at fault or following misuse by the lessee. - No painting unless approved in writing by the lessor. - No sublet permitted without the lessor's prior written consent. Short-term subleasing (including airbnb) is strictly forbidden. - The lessee and lessor agree to a walkthrough at the beginning and at the end of the lease period. - At the end of the lease, the property must be rendered in the same condition as it was at the beginning of the lease, less usual wear and tear, including professional house and window cleaning.
